NYC Zoning, Code & IBC Consultant
Summary
At the Metropolis Group Inc., our Zoning and Code Consultants provides developers, owners, and architects zoning analyses and building code compliance reviews based on the applicable zoning regulations and building codes.

Primary Responsibilities

Include but are not limited to the following:

  • Performs research on the existing conditions of the Subject Property including reviewing records from the Department of Buildings, Department of City Planning, Board of Standards and Appeals, Landmark Preservation Commission, Department of Finance, FEMA Flood Maps, and Department of Housing Preservation and Development.
  • Reviews the New York City Zoning Resolution, New York City Building Codes (1968, 2014), Multiple Dwelling Laws, and the ADA Standards for Accessible Design.
  • Prepares various reports for the Subject Property with applicable zoning regulations for compliance with use, bulk, and parking requirements, applicable multiple dwelling law requirements, as well as building codes for compliance with occupancy, accessibility, and egress.
  • Reviews plans for zoning regulation and building code compliance. Also reviews plans for DOB standards.
  • Prepares Zoning Resolution (ZRD1) and Construction Code Determinations (CCD1)
  • Field Inspections

Required Education

  • Bachelor’s degree in Architecture or Engineering
  • Must have knowledge of IBC (International Building code)
  • Building Code and Zoning a plus
  • Two to the four-year equivalent in job experience
  • Remain knowledgeable about changing government regulations

Technical

  • Proficient in AutoCAD and Bluebeam
  • Navigate government agency websites to determine the status of filings
  • Demonstrate proficiency in standard computer operation and office productivity software

Administrative

  • Effectively prioritize workload based on expectations set with the client
  • Comply with deadlines to ensure the proposed project schedule is met
  • Must be able to demonstrate the following:

  • Ability to employ industry standard vocabulary to discuss project details

Job Type: Full-time

Pay: $65,000.00 - $75,000.00 per year
