The Mortgage Disclosure Specialist will execute critical mortgage processes to achieve business results and deliver the intended customer experience. The Mortgage Disclosure Specialist completes an application quality review and ensures that all information is accurately updated in the system. Operational processes include preparing and issuing Initial Disclosure Packages, Redisclosure of Change of Circumstance, reviewing mortgage documentation along with other activities which may include monitoring and issuing Notices of Incomplete and ordering third party services. The Mortgage Disclosure Specialist will initiate communications with loan officers, processors, and other involved parties to the transaction to obtain necessary documentation to resolve discrepancies. All activities are completed in a professional manner according to Bank policy, regulatory compliance guidelines, and legal requirements.

Key Accountabilities

  • Responsible for managing an assigned pipeline daily, and SLAs to accomplish compliance/regulatory timing for issuing initial disclosures, re-disclosures, and Notices of Incomplete.
  • Understands when a Change of Circumstance will be needed for redisclosure.
  • Monitors and prepares re-disclosures for all appropriate valid change circumstance requirements.
  • Reviews all Initial Disclosures for accuracy and completeness for Portfolio, FHA, VA, USDA, Conventional, and Home Equities/Helocs (purchase, refinance, construction)
  • Develops and maintains effective relationships with internal & external stakeholders to fulfill service delivery expectations.
  • Develops and maintains an understanding of the regulatory requirements and risks inherent in the operations under RESPA, TRID, Dodd-Frank and HMDA to ensure appropriate actions are taken and operational integrity is maintained.
  • Confirm documentation submitted meets company requirements.
  • Perform file review for loan submission.
  • Ensure all work is performed within company defined guidelines and standards.
  • Ability to review and understand a 1003 (URLA), and borrower mortgage documentation.
  • Issue Notices of Incomplete
  • Notify applicable parties of incomplete transaction information or necessary corrections.
  • Follows documented policies and procedures to execute transactions, activities, processes and ensures all Service Level Agreements (SLAs) are met.
  • Perform other duties as assigned.
Requirements:

Qualifications & Experience

  • High School Diploma or equivalent
  • 3+ years previous mortgage experience preferred.
  • Encompass LOS experience preferred.
  • Working knowledge of TRID and its requirements.
  • Working knowledge of Microsoft Office Products (Excel, PowerPoint, Word).
  • Working knowledge of FNMA / FHLMC, compliance, legal documents, and appropriate lending regulation guidelines for mortgage loans. General knowledge of consumer lending and industry regulations.
  • Must have excellent oral and written communication skills and ability to work in a collaborative team environment. Must have the ability to resolve problems quickly.
  • Demonstrated ability to prioritize, multitask, meet deadlines, and adapt to changing priorities with strong organizational skills.
  • Proven success working in fast-paced environments with precise attention to detail.
  • Ability to network and interact with others to build internal relationships to foster team environment.
  • High level of integrity and trust; must be a team player with a selfless attitude.
  • Demonstrated strong customer service skills.
  • Ability to work extended hours if needed.
