SUMMARY

The maintenance manager position, manages the performance of maintenance staff, performs work of routine difficulty maintenance; performs related work as assigned.

RESPONSIBILITIES AND DUTIES include the following:

  • Maintains a file system to include logs, inventory and inspection records and prepares reports.
  • Schedules and supervises the general maintenance and janitorial staff.
  • Operate hand and power tools used in performing maintenance and repair tasks.
  • Establish and maintain cooperative working relationships with those contacted in the course of work.
  • Recognize work methods and procedures, which promote a safe working environment for employees and others.
  • Communicates effectively verbally and in writing.
  • Follow verbal and written instructions.
  • Prepare the payroll for all janitorial and maintenance employees.
  • Complete monthly inspection reports on all equipment to include, but not be limited too, generators, elevators, fire suppression pump and other necessary equipment. The inspection will also include an overview of the exterior condition of the building to include paint, stucco, expansion joints, light fixtures, doors, windows, etc.
  • Schedule and meet with vendors to do repairs and maintenance of the building.
  • Closely monitor key box, sign out keys to vendors sent by owners, accompany vendors requested by self (supervisor being only staff member other than the manager permitted in a unit).
  • Meet with vendors scheduled to do maintenance on a regular basis i.e. WSA, lawn company, etc.
  • Maintain upkeep and maintenance of all exercise equipment.
  • Maintain upkeep of all A/C units located in common areas.
  • Maintain upkeep of all common area lights and emergency lighting.
  • Maintain chemical balance at pool and spa, along with upkeep and maintenance of pool equipment.
  • Performs related duties as assigned by supervisor or manager.

SUPERVISORY RESPONSIBILITY:

This role supervises the maintenance staff and department.

WORK ENVIRONMENT:

While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.

PHYSICAL DEMANDS:

The employee is frequently required to stand; walk; and reach.

This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds.

Required to detect hazardous situations.

TRAVEL:

No travel is expected for this role.

QUALIFICATIONS:

  • High school diploma or GED and five years of experience repairing and maintaining a large building with many complex structures and systems.
  • 5-7 years prior experience.
  • Must possess a valid Drivers License.
  • Must possess a valid Certified Pool Operator Certificate.
  • Knowledge of the tools and methods employed in building repair and maintenance, knowledge of heating and cooling systems; some knowledge of blueprints.
  • Ability to plan and lay out work, select and order materials and supplies, working ability to work from sketches and diagrams, working ability to read and understand electrical, heating and cooling system built-in plans.
  • Knowledge of the practices of janitorial and maintenance of public buildings.
  • Knowledge of cleaning chemicals and their interaction.
  • Knowledge of the operation and maintenance of janitorial cleaning equipment.
  • Knowledge of safe work principles and practices.
  • Knowledge of the Condominium Associations policies and procedures.
  • Skill in assessing and prioritizing multiple tasks and demands.
  • Skill in working within deadlines to thoroughly complete projects and assignments.
  • Skill in identifying and recommending solutions to problems.
  • Skill in establishing and maintaining effective working relations with co-workers and unit owners.
