JOB SUMMARY

Responsible for performing routine building and property maintenance tasks. Tasks to be performed in one or more of the following fields: carpentry; electrical; heating, ventilation, and air conditioning (HVAC); plumbing, etc. Perform general cleaning, office moves, and conference room arrangements. Coordinate with outside contractors. Perform other tasks as assigned

PRINCIPLE DUTIES AND RESPONSIBILITIES

· Inspects buildings and other structures to determine systems are properly functioning. Detect malfunctions and document required repairs and recommendations using a pre‐established check sheet.

· Performs minor electrical maintenance that include, but not be limited to, replacement or repair of fixtures (e.g. wall switches and outlets, LED and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools.

· Performs minor plumbing maintenance that includes replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc. Contacts and coordinate contractors for major repairs.

· Performs minor painting, carpentry and masonry work (e.g. prep and repair of surfaces; using brush, sprayer, or roller to apply paints, stains, and varnishes; hanging doors; fitting locks and handles; etc.).

· Configures, installs, positions, and mounts modular offices and spaces (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.

· Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).

· Clean rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas as needed.

· Inspects and conducts minor maintenance (lubrication, change oil and air filters, etc.) on HVAC equipment throughout the facility.

· Draws oil samples, sends them for testing, and maintains test records on machinery throughout the facility.

· Inspects and conducts minor repairs on overhead doors throughout the facility. Contact and coordinate contractors for major repairs.

· Order parts, filters, oil, grease, and other various lubricants and maintains required documentation.

KNOWLEDGE, SKILLS & ABILITIES

§ Good working knowledge and understanding of building systems and automation.

§ Experience in plumbing, carpentry, and HVAC.

§ Ability to read and interpret building drawings, mechanical prints, and one-line diagrams.

§ Ability to climb ladders and stairs. Work on roofs, from scissor lifts, articulating boom lifts, and at heights.

§ Use a variety of hand, power, and specialty tools.

§ Customer service orientated.

§ Strong communication (written and verbal) and interpersonal skills

§ Ability to work with minimal supervision.

§ Self-motivated.

EDUCATION AND EXPERIENCE

Required Education / Experience

High School Diploma and 4 years of Facilities Maintenance experience –or- Associates Degree in Facilities Maintenance.

Preferred Education / Experience

Associates Degree in Facilities Maintenance.

Physical Demands

Must be able to stand for extended periods of time. Must be able to lift a minimum of 50lbs.

Must be able to push/pull a minimum of 100lbs.

Working Conditions

Possibility of extreme hot/cold temperatures. Elevated noise levels that may require hearing protection. Heights, Electricity. Lubricating fluids, cleaning solvents, paints, chemicals, etc.
