Obtaining your home Texas Home Inspector license through the Texas Real Estate Commission (TREC) is the first order of business. A Home Inspector license will allow you to operate as a sole proprietor, join a multi-inspector firm, or build your own company!

Typical Job Responsibilities

• Provide detailed information through written and verbal communication regarding the finding of inspection in a clear/concise and non-threatening manner
• Ensure client receives unbiased yet natural feedback regarding findings
• Build trust with clients and real estate agents using a calm demeanor, consistency, honesty, thoroughness, and communication.
• Produce consistent services, both written and verbal
• Communicate value to client regarding additional services that are provided.
• Communicate as a team player within the organization regarding opportunities of improving service, value and product offerings.

Regular Work Activities & Requirements

• Full time inspectors should have the ability to complete two inspections in one day and deliver an accurate report to the client by 9:00AM the next morning.
• Should be able to enter a space through an opening as small as 22”x30”
• Should be able to ascend and descend a ladder with a maximum load bearing capacity of 250 lbs.
• Should be able to lift 50 lbs.
• Should feel comfortable in confined spaces and elevated areas with a slope, i.e. roof tops or crawl spaces.
• Perform residential home inspections
• Should seek education to offer auxiliary services like sewer camera inspections and termite inspections, pool, septic, water well, water quality test, outbuildings, etc. (all are opportunities to aid your client more and increase income!)
• Attend ongoing training in-house and in-field.

Once you've secured your license, its now time to get those inspections! Marketing activities are varied and all fall under relationship building with realtors. Some do this through digital marketing, search engine optimization, cold calls, lunch presentations, CE classes, whatever you feel works best with your strengths. Super Inspector Training Academy is committed to helping you land successfully in the field.

Performing the inspection itself might be the easiest and most fun part! You are there to complete the inspection following the TREC Standards of Practice, and inform the client about the home. Then give a detailed presentation of the report to the client. This has been progressed by leaps and bounds by modern, cloud-based software, allowing you to finish your report completely on site!

Finally, accept payment and deliver the report. If you've given great customer service along with a thorough report, you'll be unstoppable!
