DEPARTMENT OVERVIEW

Work Management is a group of Project Managers focused on building systems renewal and replacement through Deferred Maintenance projects. Work Management is a functional unit that is part of Physical Planning Development and Operations (PPDO). Work Management supports the UC Santa Cruz academic and research vision by providing project management and oversight for the planning, design, and construction of multiple projects. The department also contributes services to the Colleges, Housing, and Education Services (CHES) Division by performing Major Maintenance projects. Projects completed by the department are varied in professional discipline and budget value. We collaborate with other campus departments and stakeholders to facilitate their programmatic and operational needs when renewing or altering facilities.

JOB SUMMARY

Construction Project Manager with experience in building systems design and construction, with an emphasis on Architectural and interior finish projects. Responsible for coordinating all phases of construction projects and facility modifications, from establishing design concepts through construction administration. The Facilities Project Manager coordinates specialized and critical components of projects, including inspections, testing, commissioning, and project closeout. Acts independently, receiving guidance in each crucial phase of the project. Demonstrates sound judgment in selecting methods and techniques for obtaining solutions.

Project work includes architectural repairs and renovations, structural repairs, door and hardware replacements, associated electrical, plumbing and HVAC, hazardous materials abatement oversight, pest management/eradication projects as well as other projects as assigned. Includes replacement of interior finishes and millwork such as: carpet, VCT and vinyl flooring, hardwood floor refinishing, window and wall coverings, classroom seating, shelving, cabinets, etc.

APPOINTMENT INFORMATION

Budgeted Salary: $105,000 - $120,000/year. Salary commensurate with skills, qualifications and experience.
Under California law, the University of California, Santa Cruz is required to provide a reasonable estimate of the compensation range for this role and should not offer a salary above the posted range. The salary shown above is the budgeted range the University reasonably expects to pay.

Serves as Project Manager for in-house multicraft projects, as well as interdepartmental projects that may include Building and Utilities Services, Grounds and/or Custodial Departments. Reviews work order requests to determine work scope. Acts as a liaison with requestor to estimate, plan and scope project work. Obtains campus workforce by interfacing with department supervisors and superintendents. Identifies, coordinates and schedules individual crafts for projects through the superintendent/supervisor. Issues shutdown and project notifications. Develops and maintains project schedule, oversees construction, inspects work, maintains budget, finalizes construction closeout, and verifies project acceptance.</li> <li>Responsible for quality control, customer satisfaction, coordination with unit superintendents, supervisors and leadpersons, adherence to campus standards, Building Codes, accepted trade practices, as-built documentation, project commissioning, and warranty issues. Consult with and advise the superintendents, supervisors and Preventative Maintenance Manger on maintenance needs and requirements of newly installed equipment or fixtures.</li> <li>Emergency Repairs: Manage emergency/unplanned project response to facilitate repairs of buildings, coordinate in-house crews, and outside contractors, communicate with campus stakeholders, and respond to escalated emergencies.</li></ul><br>10% - Outsourcing<br><ul> <li>Hires architectural/engineering firms to develop project requirement definitions, design criteria, preparing layouts, and detail drawings. Manages the services of the architects and engineers and associated design development and campus plan reviews.</li></ul><br>5% - Client Interfacing<br><ul> <li>Meets with clients to help define project scope and program; manages the project program.</li></ul><br>5% - Project Plans<br><ul> <li>Formally establishes the project plan, including working with other units, departments, and the Office of the President (i.e., SMCP, Budget Office, and other Capital Project Units) to facilitate this effort and ensure funding transfers.</li></ul><br>5% - Budget Review<br><ul> <li>Reviews cost estimates, establishes project schedule and budget.
