Standard Enterprises Inc has an immediate opening for a Development Project Coordinator in the Monroe, La area!

Responsibilities

  • Coordinate and oversee project development.
  • Verify potential development site is suitable for low-income housing. (i.e. Located in QCT, has proper zoning etc.)
  • Draft land contracts and negotiate sales price on behalf of SEI.
  • Ensure execution of land contracts.
  • Suggest and compose potential site layouts.
  • Obtain all required governmental documents needed to submit an application for low income housing tax credits.
  • Compose and verify completeness of applications for low income housing tax credits.
  • Initiate communication and monitor progress with engineers, surveyors, architects etc.
  • Order and review Phase one environmental report.
  • Order soil reports.
  • Ensure contractors submits plans for bidding in a timely manner.
  • Complete and submit Due Diligence required by investors, syndicators and permanent loan companies.
  • Assist and/or obtain all governmental permits needed for the construction process of new projects.
  • Submit monthly pay request to banks and syndicators to ensure timely payment to Equity Construction and other vendors.
  • Communicate with investors and lenders to obtain financing sources for developments and other various projects.
  • Review and negotiate partnership agreements between the investor, financial lenders and Standard Enterprises, Inc.
  • Monitor construction progress and ensure proper delivery of units to satisfy investor’s credit delivery expectations
  • Representation/presentation of development projects to public bodies.
  • When asked, assist in other departments throughout the company.

Requirements

  • High School Diploma or equivalent
  • Bachelor’s degree or adequate experience in lieu of degree
  • Computer literacy, including experience in word processing and Microsoft Suite
  • Proficient in Real Estate and Development; preferably LIHTC experience
  • Good written and verbal communications kills and strong organizational skills
  • Working knowledge of HUD, Section 8, Tax Credit, Fair Housing regulations a plus
  • Detail oriented; knowledge of preparing and processing legal documents desirable

Job Type: Full-time

Pay: $2.00 - $4.00 per year
