JOB DESCRIPTION

LC Project Manager

5 KEY FUNCTIONS OF POSITION

1. Know each project: Schedule projects. Track estimated verses actual man hours. Price change orders that arise during the construction process.

2. Know and develop your people: management and production staff capabilities and workloads.

3. Know your trade: Manage all material procurement and delivery logistics.

4. Communicate timely and precisely: Subcontractor meetings plus meetings with Supers and PMs.

OVERVIEW OF POSITION

The LC project manager is responsible for executing awarded projects in manner that is satisfactory for both our clients and us. This includes managing scheduling, estimated verses actual man hours, pricing change orders, billing, daily site visits to inspect quality/progress, and weekly meetings with PMs and Supers.

EDUCATION/EXPERIENCE

Ideally the applicant would have a 2- or 4-year college degree or 2 years of experience in construction or some form of project management.

TYPICAL DIVISION OF TIME

1. Scheduling / Man Hours Tracking: 5-10 Hours / Week

2. Pricing COs: 5-10 Hours / Week

3. Material Procurement:5-10 Hours / Week

4. Weekly Meetings with PMs / GCs: 5-10 Hours / Week

5. Daily Site Visits: 5-10 Hours / Week

NOTE: Typically, this position is filled in 40-50 hours per week, Monday through Friday, with occasional work on Saturdays.

1. Industry certification programs: Certified Landscape Professional TNLA and PLANET

2. State licensing programs: Licensed irrigator, Licensed Pesticide Applicator

Know each project:

A. Budget – Total budget, budget by phase (irrigation, soils, planting, pavers, subs, etc.), budgeted hours, budget for specified units or specified areas when needed. Always know actuals vs budget to date. Know changes that affect budget – adds and deducts. Keep ongoing record of budgeted hours vs actual hrs., actual budget vs. estimated budget.

B. Plans and Specifications – All pertinent plans (landscape, civil, possibly arch.), all pertinent specs. – Div. 32 specs and any others that may affect scope.

C. Materials and equipment – All materials for project, all equipment that is needed.

D. Schedule, Key Dates, and Sequence – GC schedule and key dates, schedule, sequencing of work. Contract dates, submittal dates, start, completion, warranty, and maintenance dates.

E. Key players – GC personnel, Design Team, Owner and Developer.

F. Safety – all on-site protocols, paperwork, training, certifications, PPE use, and accident reporting.

Know and develop your people:

A. Know the capabilities of you production staff – Team leads, drivers, irrigation techs, OSHA 30, equipment certifications, safety certified, language (English/Spanish) etc.

B. Participate in the recruiting, screening, and hiring of LC staff.

C. Participate in a plan to develop the LC staff including training, certifications, licensing, safety.

D. Participate in a regular review of LC production staff.

Know your trade:

A. Know the materials – plants, soils, irrigation, fertilizers, chemicals, stone, pavers, and other items used for projects.

B. Knowledge of equipments – skid steer, mini-ex, trenchers, tillers, saws, drills, etc. Know what needs to happen to keep the equipment safe and serviced.

C. Know the terms and concepts of the trade – horticultural, design, irrigation, hardscape, safety, and construction process.

Communicate timely and precisely:

A. Look ahead on each project, understand the sequence, know what is coming, stay ahead of the GC. Communicate potential issues before they become problems.

B. Provide a weekly update email to the GC on all active projects. Email to include brief update, photos of progress and issues, highlighted plan.

C. Provide a weekly update on dormant projects.

D. Participate in weekly subcontractor meetings. Plan to be on site daily on all active projects. Seek to meet with GC reps and other subs and suppliers as frequently as possible.

E. Seek ways to build relationships with GCs and other team members. Find out where people are going, what projects are coming up. Network with the LC integrator with this.

Job Type: Full-time

Pay: $55,000.00 - $85,000.00 per year
