RESIDENTIAL DEVELOPMENT PROJECT MANAGER

JOB SUMMARY: Responsible for managing and planning development activities for new residential developments and ensuring infrastructure-related construction schedules, budgets, documentation, job site safety, SWPPP, quality standards, and customer satisfaction are maintained throughout the process for a fast‐growing land development team based in Franklin, Tennessee. This person will also assist in the due diligence and evaluation process of new potential projects. Projects are currently in locations such as Tracy City, Monteagle, Lynchburg, Brownsville, Dickson, and Mountain City, Tennessee. The Residential Development Project Manager works closely in conjunction with the VP of Operations, CEO, and CSO to set up new projects for success, push forward active developments, and ensure proper planning/scheduling and execution of development projects as we grow.

PRIMARY RESPONSIBILITIES:

· Astute knowledge of residential land development, civil/utility construction, and project management.

· Plan and maintain the development planning process and fully coordinate the execution of projects.

· Assist in preparing development pro forma as well as due diligence during land acquisition and due diligence phases.

· Investigate municipal requirements for zoning, utilities, and anything affecting the outcome and expectations of development.

· Establish and maintain positive relationships with local municipalities of which we own or are seeking land.

· Create and maintain schedule, progression, and adherence; provide Quality Control over all assigned development projects.

· Ensure quality of all contracts, subcontracts, as well as all civil and utility plans.

· Work with the home office team to share feedback and improve planning activities.

· Ensure design quality, materials management, budget accuracy, and take-off accuracy.

· May, in near future, manage Field Engineer(s)/Inspector(s), for the goal of maintaining quality of construction in the field.

· Collaborate with trade partners throughout the construction process to improve quality and efficiency.

· Travel to job sites, as required, for planning and quality control.

· Interface with Sales personnel to manage neighborhood and customer activities, land sales, and referrals.

· Share in the responsibility to produce or validate as-built drawings and/or takeoffs for utility installation and heavy civil projects.

· Ensure job sites adhere to company safety standards, SWPPP, and other TDEC related standards.

· Attend meetings, municipal council meetings/hearings, or any other development related matters with various municipalities or governing bodies.

· Assist in resolving issues or conflicts related to daily construction activities (e.g., vendor contracts, work orders, job progress, design, warranty claims).

· Authorize payment for materials received and work completed.

· Ensure trade partner work is completed on time and within defined standards for quality.

· Work with the team to ensure subcontractor work packages include a clear and concise scope of work.

· Inspect and validate workmanship and product quality to conform to company standards as well as the AHJ’s (authority having jurisdiction) standards.

· Collaborate with Construction Project Manager and team as necessary to ensure job completion.

REQUIRED EDUCATION:

· Bachelor's Degree in Construction Management, Civil Engineering, or related field required

· Valid Driver's License, as driving is an essential function of this position

REQUIRED EXPERIENCE:

· Minimum of 4 years construction experience or equivalent, preferably in the areas of land development and/or heavy civil construction

· Ability to manage trade performance

· Ability to control cost overruns and manage a budget

· Strong verbal and written communications

· Strong computer literacy and software competency

· Strong ability to read blueprints

· Strong knowledge of municipal permitting and regulations

· Strong knowledge of heavy civil construction and standards

· Strong knowledge of construction-related software and scheduling methods

· Positive and solutions-oriented attitude

SALARY: Commensurate with experience.
Position is full‐time, based in our Franklin, TN office, with frequent travel involved to job sites. Opportunity to relocate to future projects across the Southeast as we expand. Must have a reliable work truck capable of traversing raw, undeveloped land, and areas under construction.
