We are currently seeking a highly motivated individual to join our team as a Superintendent. In this position, you will work closely with the Resident Manager and assist with supervising building staff. The ideal candidate for this position is detailed oriented and flexible. This position is a 'live-in' full-time position that comes with a free apartment. Union job - local 32BJ. The successful candidate must have 4+ years of experience as an acting Superintendent and 4+ years overseeing staff of four or more.

The Superintendent anticipates the needs of the residents and works with porters and handypersons daily.

Responsibilities:

• Maintain safety in buildings at all times.
• Diagnose and repair problems in such areas as boiler/burner, electrical, all plumbing, painting/plastering and waste management systems.
• Assist with organizing and prioritizing service requests and general maintenance tasks.
• Conduct Preventative Maintenance (PM).
• Supervise and assist maintenance staff.
• Inspect building and grounds on a daily basis to identify maintenance needs.
• Maintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure issue is resolved.
• Manage supplies and track inventory.
• Oversee contractors and vendors on the property.
• On call availability.
• Perform other duties that management deems appropriate to ensure the integrity of buildings and or the safety of residents, employees and guests.

Job Type: Full-time

Pay: $60,000.00 - $65,000.00 per year
