Richman Property Services, Inc. is currently seeking a community inspired, passion-driven full time Regional Maintenance Supervisor with a can-do attitude to join our growing Richman Signature (luxury) Team !

The Regional Maintenance Supervisor will be supporting all residential properties located within our Tampa Bay area luxury portfolio (Hillsborough and Pinellas counties).


The Regional Maintenance Supervisor is eligible to receive a year-end discretionary performance bonus.

  • Regional Maintenance Super will receive a personal monthly cell phone allowance, mileage reimbursement (when traveling outside of home property), and a full range of Employee benefits programs.

SUMMARY: Responsible for ensuring the following are completed in an efficient manner: preventative maintenance, policy and procedures are followed, safety, cleanliness, training and support, record/logs, as well as curb appeal. Works with regional team to help Maintain physical assets of multiple properties. Quality control will be a main focus (seeks to ensure that the site is maintained or improved).

RESPONSIBILITIES:

  • Oversee the upkeep of the properties by visiting sites as assigned by Vice President.
  • Curb appeal must meet RPS standards at all times and deficiencies reported to Vice President.
  • Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds.
  • Recommends and promotes training for team members this includes training through outside vendors such as HD Supply, Chadwell and Apt Associations where applicable.
  • Ensure OSHA (Occupational Safety and Health Act) standards are always met
  • Maintain a safe work environment and report any safety concerns/issues to the Vice President
  • Ensure adherence to section 608 of The Clean Air Act.
  • Ensure the proper care of all Richman Property Services tools and equipment, including proper labeling and inventory of all equipment
  • Train team members on proper log maintenance and inspect logs regularly.
  • Report unusual or extraordinary circumstances regarding the property(ies) to the Vice President
  • Wear the required RPS uniform and always present a professional image and attitude with RPS team members, vendors and outside agencies.
  • Maintain a thorough knowledge of Richman Property Services, Inc.’s policies and procedures.
  • Uphold and demonstrate the philosophy that residents are the number one priority by providing exceptional customer service.
  • Seek educational opportunities and self-improvement for personal growth and development.
  • Work within budgetary/authority guidelines when purchasing supplies or services.
  • Participate in on-going property preventative maintenance plan.
  • Complete required tasks in a timely manner.
  • Other duties as may be periodically assigned by Vice President


QUALIFICATIONS:

Education: High school diploma or general education degree (GED) is required; trade/technical school or industry related courses preferred.

Experience: Minimum 5 years maintenance experience as a Maintenance Supervisor

Skills & Certifications: Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary); Purchasing and bidding; Able to assess damage and estimate cost of repair; Knowledge of local, state and federal laws; Knowledge of Fair housing Laws; Record Keeping organization and supervisory skills Section 608 Type I and II or Universal Technician license (Required) and Current CPO (Certified Pool Operator) License may be required. Able to work with minimal supervision. Must own tools.
