The Regional Director Property Engineering directs and coordinates facilities activities within resorts in a specified region while providing direction and support to Chief Engineers/Directors of Engineering to maintain company standard.

Essential job functions



  • In coordination with the property Chief Engineer/Director of Engineering, provide recommendations to the scope of preventative maintenance in rooms and major equipment, schedule the OOO program for compliance with QA requirements.
  • Ensure physical buildings, mechanical equipment, electrical systems, heating, and cooling (HVAC) systems, life safety systems, energy conservation, preventative maintenance programs and grounds are in accordance with federal, state and local laws.
  • Provide mentorship to field operations to ensure compliance with brand and design standards and quality assurance guidelines to maintain owner and developer assets in top condition.
  • Conduct written bi-annual property audits to assess maintenance and the property operations, including all mechanical, electrical, HVAC and other related equipment.
  • Act as the liaison between onsite team(s) and project management and development teams for renovations.
  • Review expenditures, new development, and partners with the development team on new property openings (pre-opening budgets, headcount, hiring, department set-up, etc.).
  • Efficiently collaborate with all partners, including Brand Team and IT on product initiatives, procedures related to property operations and physical structure of the properties.
  • Use all third-party service providers to improve effectiveness and efficiency for water treatment programs, elevator maintenance agreements, building management systems, sustainability objectives and deliver the highest product quality and consistency to all HGV partners.
  • Evaluate team member performance by providing supervision and professional development, conducting counseling and evaluations, and delivering recognition and reward.
  • Assist with the interviewing/onboarding and training compliance of new Chief Engineers/Directors of Engineering and provide onsite leadership support as needed.
  • Reviews monthly financial reports to help provide budgetary insight and direction needed to meet resort goals.
  • Provide direction to facilities management to meet/exceed quality assurance (QA) audit goals.
  • Review and approves special projects.
  • Interacts and communicates with resort general managers to ensure expectations are met.
  • Plan, develop, and implement procedures to improve operations.
  • Review’s production, quality control, facilities reports and statistics.
  • Complies with regulatory agencies including, but not limited to Americans with Disabilities Act (ADA), American Society of Heating, Refrigerating, and Air-conditioning Engineers (ASHRAE), American Nation Standards Institute (ANSI), and the Occupational Safety and Health Administration (OSHA).
  • Enforces OSHA safety at the resort level.
  • Practices Fire and Life Safety according to the National Fire Protecting Association (NFPA) and established company standards.
  • Conducts periodic site inspections to ensure standards are met.
  • Completes all required Company trainings and compliance courses as assigned.
  • Adheres to Company standards and maintains compliance with all policies and procedures.
  • Performs other related duties as assigned.


Supervisory Responsibilities



This position spends most of the time (50% or more) achieving organization objectives, often through the coordinate achievements of subordinate staff. A portion of the time may be spent performing individual tasks related like those performed by direct reports, but primary duties are supervisory or organizational goal related. Analyzes and resolves problems, determines work techniques, monitors for regulatory compliance, maintains production, interprets, and creates policies, and demonstrates solid subject matter knowledge.

Establishes departmental goals and objectives, functions with independence, and makes decisions on matters of significant importance. Leads human, financial, and/or physical resources; proactively assesses risk to establish systems and procedures to protect organizational assets. Exercises' judgment within defined procedures and policies to resolve appropriate action; develops systems to ensure subordinates adhere to policies and procedures in compliance with the organization.

Specific supervisory duties include, but are not limited to the following:

  • Figures out and creates policies, procedures, and manuals for direct reports.
  • Establishes' objectives and goals for the team; plans, organizes, and handles workflow.
  • Assigns, monitors, and reviews work; evaluates direct report’s performance.
  • Recruit, interview, train, discipline, and terminate direct reports.
  • Orientate and train direct reports
  • Approves time records and time off requests; submits payroll for direct reports.
  • Investigates and resolves concerns and complaints.
  • Provide assistance and support; maintains a positive and professional working environment.
Qualifications

Education



  • Technical/Trade school certification related to facilities, maintenance, or related field.

Experience



  • A minimum of six (6) years of experience in facilities, maintenance, or related field is required.
  • A minimum of six (6) years of supervisory experience required.

License & certifications



  • Certified Pool Operator (CPO) Certification.
  • Universal Environmental Protection Agency (EPA) Certification.
  • Driver’s License (non-commercial) – must be state specific.
  • OSHA 30.

  • 75% travel required.

  • Balancing: Maintaining body equilibrium to prevent falling and walking, standing or crouching on narrow, slippery, or erratically moving surfaces. Particularly when the amount of balancing exceeds that needed for ordinary motion and maintenance of body equilibrium.
