Intermark Management is seeking a Property Manager at a tax credit apartment community in North Augusta, SC.

The primary responsibility of the Community Manager is managing and maintaining all activities and services to ensure the proper up-keep and functioning of the property following all Policies and Procedures. The Community Manager is the on-site representative of the property owner and should approach the responsibilities and decisions concerning the property from an owner's point of view, while working to achieve maximum quality through the most economical means.

Responsibilities

  • Tax Credit experience preferred.
  • Ensure the office, leasing areas, and model units are clean, ready and open for business.
  • Coordinate training to improve leasing and resident relation skills.
  • Review reports daily (computerized or manual) used to track follow up completion, vacancy, notices, occupancy, etc.
  • Review all rental applications for approval.
  • Prepare and prioritize service requests for employees and arrange outside contractors or instruct vendors as required.
  • Meet with Maintenance Supervisor daily to review work assignments and status of tasks previously assigned.
  • Routinely inspect quality of maintenance performed and cost efficiency.
  • Schedule market ready work.
  • Recommend physical repairs, replacements, improvements and expenditures, keeping current budget allocations in mind.
  • Supervise move-in, move-out procedures, and completion of final account statements.
  • Ensure follow-up for all service requests are being processed daily as required
  • Ensure rent collections program and proper collection of all monies are being followed.
  • Follow through on delinquent rent, evictions, and notices.
  • Supervise lease renewal program and its implementation.
  • Enter all invoices and budget variance notes.
  • Monitor all property expenses to work within budget guidelines while maintaining integrity of property.

Job Type: Full-time

Pay: From $52,000.00 per year
