7:30 am – 4:00 am; Monday – Friday with occasional after-hours and weekends required, as necessary.

Mandatory Position

This position is designated as ‘mandatory’ and, when contacted to report to work, its incumbent is expected to reach the campus as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.

Primary Purpose of Position
This position develops and manages procedures for Maintenance Operations (MO) technician support of PDC and Engineering projects.

Minimum Education/Experience
Required Minimum Qualifications:

Bachelor’s degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.

University Preferred Qualifications:

Journey: Graduation from a four year college or university and at least three years of program associate experience; or an equivalent combination of training and experience.

Essential Job Duties
  • Manages construction project support for the Maintenance Operations unit.
  • Coordinates with facilities maintenance personnel to identify projects to eliminate high-risk equipment in campus facilities and infrastructure.
  • Monitors and coordinates construction project inspection team activities.
  • Analyzes construction project inspection reports.
  • Advises maintenance supervisors and managers on project management processes at UNC Charlotte.
  • Prepares and coordinates work plans and estimations for facilities maintenance projects.
  • Works with engineers to write SOPs and trains technicians on maintenance support for building commissioning processes.
  • Helps coordinate the use of BIM and GIS for facilities maintenance purposes.
  • Participates in construction project planning to ensure reliability and condition monitoring is incorporated in the design.
  • Uses Microsoft Excel to analyze work orders from Archibus to identify trends and outliers then proposes plans to resolve issues.
  • Coordinates training for maintenance personnel on installed equipment at construction project turnover.
  • Coordinates with construction project managers and contractors to obtain Systems Manuals at the turnover of each construction project.

Other Work Responsibilities
  • Prepares presentations to portray key issues and information and obtain consensus or decisions for action.
  • Assists with warranty info transfer from new projects.
  • Assists with new equipment data entry into the database.
  • Coordinates the use of maintenance drones to inspect projects.
  • Maintains a construction management and inspection knowledge library for all trades.
  • Trains techs and supervisors on the use of project management software.
  • Uses Archibus to track and analyze project participation and new work/alterations
  • Provides training on BIM and GIS processes where it is related to maintenance operations.
  • Other duties as assigned.

Departmental Preferred Experience, Skills, Training/Education
  • Two-year degree in construction project management and 10 years experience in facilities maintenance or construction management; or equivalent education and experience.
  • Proficient in the use of a maintenance management system like Archibus, Maximo, etc.
  • Proficient with project management software such as Procore, e-builder, etc.
  • Experience with inspecting building construction projects.
  • Experience preparing project estimations for multiple trades.
  • Familiarity and basic user of BIM and GIS.
  • Familiarity with building commissioning processes.
  • Familiarity with reliability-centered maintenance processes and condition monitoring techniques such as vibration, ultrasonic or thermographic analysis.
  • Demonstrated ability to develop SOPs and provide technical training.

Necessary Licenses or Certifications
Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
