Reports To: Director of Construction

Summary - Project Superintendent will be responsible for on-site supervision and management of Commercial, industrial, institutional, and healthcare projects. A successful Project Superintendent delivers projects on-time, and within the planned project budget.

Supervisory Requirements – The Project Superintendent is the primary managerial contact for all subcontractors on site. There are no internal subordinates.

Essential Functions

  • Deliver a completed safe and quality project on time
  • Oversee and report on daily construction site operations and activities
  • Develop and maintain project schedules and timelines
  • Schedule subcontractors, consultants, and vendors to achieve project schedule
  • Schedule and coordinate delivery and installation of all materials and equipment
  • Exhibit strong sense of care and concern for client job site and personal property at the site (i.e. cover client’s artwork for protection, close windows, and lock doors at night)
  • Plan and manage all labor seamlessly together for assigned projects
  • Maintain the flow of information among subcontractors and internal project team for each client job site
  • Ensure consistent communication is kept to client
  • The Project Superintendent is the primary on-site contact, and responsible for managing and maintaining the required:
    • Project Directory of all project stakeholders for internal use
    • IAQ Plan creation and implementation
    • Site safety documentation and enforcement on-site
    • Responsible to maintain a clean and safe construction site
    • Perform quality control and safety inspections
    • Task related submittal documentation for client approvals
    • Live project schedules and task management in project management system (daily updates)
    • Hosting of weekly meetings with team and client. Includes an agenda covering project logistics, safety, schedule, communications, action items, and meeting notes
    • All project’s process-related inspections, and the scheduling of such with town/state authorities (i.e. Building Department, Fire Marshal, trade’s permits, Cert of Occ).
    • Daily project photos and team communications uploaded into Project Folder (FMP).


Knowledge and Skills

  • Must be able to effectively interpret construction and furniture plan sets
  • Must have strong math skills as applied to construction
  • Must possess a strong project planning and execution style
  • Must have the ability to identify future obstacles that could threaten the project budget and schedule early on, and have the creative and managerial ability to keep find solutions that keep progress moving
  • Must be able to manage a large group of subcontractors which requires excellent personal communication, leadership, organizational, and motivational skills
  • Must have strong verbal communication and interpersonal skills
  • Must hold self-accountable for punctuality job site cleanliness
  • Must always be able to prioritize the Client Experience above all other objectives

Minimum Qualifications

  • Minimum 5 years’ experience on-site in interior commercial construction/renovation
  • Project management/project Superintendent experience in a similar field
  • Efficient in Internet Technology and MS Office (Word, Outlook, Excel)
  • High school diploma required, higher level education preferred
  • OSHA-30 (Construction) cert required within 3 months of hire
  • Additional compensation may be available for applicants with an up to date and unrestricted Massachusetts CSL (Construction Supervisor License).
  • Must have their own vehicle, a state provided driver’s license, and be willing to travel to different job locations
  • Willing to short term out of state relocation for the duration of project is a plus
  • Be able to lift to 50 lbs.
  • Be able to climb ladders
  • Be able to stand for a long period of time
  • Must be vaccinated and willing to maintain all CDC guidelines
  • Be able to reach, bend, crawl and climb as associated with supervising a job site

Environment

This position is mainly located at job sites where interior construction activities occur with associated equipment noise and odors from materials such as glues, paint, newly installed carpet, etc.
