Project Superintendent Position:

Iscani Industries, LLC (Anadarko, OK) is seeking an Experienced Project Superintendent for Military, Civil and Industrial projects. This firm has distinguished itself as a leading small business design-build, construction management, and general contracting firm. The Superintendent must have the following basic skills and abilities:

  • An ability to thoroughly understand and follow plans and specifications in the construction of project.
  • Leadership ability.
  • Thorough knowledge of construction techniques and the imagination to derive the most efficient method of completing a task.
  • Foresight to predict problems before they develop.
  • A conscientious attitude towards controlling job costs and adhering to progress schedules.
  • Ability to use a transit and level and oversee all aspects of job layout and surveying.
  • Ability to communicate the project plan and sequence of activities to all subcontractors and material suppliers to effectively implement our goals.

Responsibilities
The Superintendent oversees the jobsite activities of a project during the construction phase---from mobilization to close-out. The Superintendent's principal duty is to properly schedule and coordinate the work of the crews, equipment and subcontractors to achieve maximum production in the most efficient manner. In order to carry out this overall duty, the following duties must be properly fulfilled:

Leadership:

  • Maintain a general knowledge of all types of construction as required to perform assigned duties.
  • Lead, motivate and organize all jobsite activities. Demonstrate an ability to make good judgments.
  • Keep decisions at the lowest level possible, everyone's time is valuable. Know when to seek advise from co-workers and subcontractor foremen, and when to make the final decision.
  • Understand that field decisions will directly affect the future of the project and ultimately the company's reputation. There is no excuse for not checking the work, or allowing shoddy workmanship.
  • Perform duties on a full-time basis, including being available during both standard and nonstandard duty hours.
  • Stay involved with all facets of the project at all times in order to plan and forecast future activities, and to avoid mistakes and inefficiencies. Identify and correct mistakes promptly.

Mobilization and Planning:

  • Ascertain that in-house and subcontractor foreman are well-qualified and are efficiently carrying out duties assigned.
  • Properly layout a project, making certain that the proper grades are followed and the structure is accurately located. Establishing and maintaining all dimensional controls for the project to include the use of third-party survey and layout personnel when appropriate
  • Review the job schedule and cost breakdown (Control Budget for in-house labor and material expenditures), resolving all differences of opinion with Project Manager at the beginning of the job.
  • Set-up the job office and equipment trailers and see that permits, labor notices, safety rules and regulations, and compliance material (e.g., Prevailing Wage, EEO, etc.) are posted in a conspicuous place. Set-up sanitary stations and water coolers in strategic areas.
  • See that company and EEO policies in employing minorities are complied with.
  • Mobilize and set-up temporary facilities and controls.
  • Review construction drawings for accuracy. Understand the process for making changes in the field and updating the red-lined as-builts accordingly.

Safety:

  • Serve as the on-site Site Safety & Health Officer (SSHO). See that the safety regulations are followed by company and subcontractor crews. Create and maintain a culture that values safety, health and cleanliness,
  • Conduct Weekly Jobsite ("Toolbox") Safety meetings. Complete Sign-in Sheets and reports.
  • See that a complete first aid kit is available on site in case of emergencies.
  • See that good housekeeping practices are observed and maintained by both in-house and subcontractor crews.
  • Ascertain that safety barricades, barriers and caution tape are in proper place and safety lights properly operating. Insure that adequate lighting and ventilation are provided for.
  • Ascertain that the project is secured each night.
  • Inspect, or have inspected by the company Safety Officer, any operated equipment and cranes that are brought on-site. Insure operators have the proper credentials.
  • Insure that only authorized personnel are permitted on the jobsite. Insure that jobsite personnel have the required security clearances, and have the required PPE and use it properly.

Report any accidents in accordance with company policies and procedures. Direct first aid efforts and emergency responders if necessary. Assist the company Safety Officer with his investigation. Provide an accident report and proper notifications.

Construction Documents:

  • Have a thorough knowledge of the plans and specifications for each project assigned.
  • Maintain two complete and current sets of construction drawings on the project site. Keep one set for daily use in coordinating the work. Keep the second set for red-line as-built use only.
  • Maintain one complete and current set of technical specifications on the project site.
  • Insure that all change orders are properly executed and indicated on as-built plans.
  • Maintain a copy of all approved material submittals on site.
  • Manage changes in project scope to ensure that the most current contract documents are being used at all times to prevent avoidable rework.
  • Document, document, document. This includes maintaining daily reports, safety meeting reports, stop/start reports, equipment rental reports, equipment safety checks, comments made by inspectors, designers of record, customer representatives, etc.

Permitting:

  • Insure that all permits are posted. Insure (where applicable), that the subcontractors have procured their own permits and that these are also posted.
  • Insure that all stormwater and environmental permits are secured and posted (where applicable), such as SWP3 and NOi permits.
  • Procure "Burn" or "Hot Work" permits.
  • Secure "Dig Permits". Arrange for OKIE and other utility marking services to locate underground utilities.

Scheduling:

  • Manage the day-to-day field activities to ensure that the project milestone dates and overall schedule completion date are met.
  • Creating short-interval look-ahead project schedules (Three-Week Look-Ahead Schedules) that make sure that upcoming events are communicated, tracked and are being proactively attended to.
  • Manage and look-ahead no less than three weeks to proactively identify issues that could lead to problems and assist project team to facilitate solutions.
  • Update and Complete a Three-Week Look-Ahead Report each week. Distribute copies to the Project Manager, Subcontractor Foremen, and the Vice President/Operations.
  • Keep the progress schedule current, review schedule status and job costs with the Project Manager at least once each month.

Managing Cost and Budgets, and Company Assets:

Manage self-performed activities (labor, material and equipment) to ensure that work is being performed within the established project budget. When making on-site purchases, treat the company's money as if it was your own. Buy right.

  • Maintain inventory control over tools and equipment, ascertaining that movable tools are returned to the tool room and all other equipment adequately secured.
  • Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the standard-of-care set forth in the contract documents that is viewed by industry as an effort that is consistent with best-practices standards.
  • Keep company-owned vehicles clean and well-maintained. Coordinate service and repairs with Equipment Manager.
  • Maintain assigned company tools and equipment. Insure that they are properly maintained, in good working order, and secured at the end of each workday. Advise Equipment Manager of any maintenance and repair needs.
  • Provide on-site material control to insure that only the approved materials and equipment are incorporated into the work.

Contractor Compliance:

  • Ensure all aspects of the project are compliant with all contract terms and legal requirements that govern the project and the community in which the project(s) takes place.
  • Administering client specific programs, such as CQC, Safety, Environmental Stewardship, etc.
  • Administering contracts, subcontracts, purchase orders and other agreement to ensure that the scope, terms and conditions are consistently and proactively being met.

Quality Control:

  • Maintain a high standard of quality control at all times. Verify that all work is installed in a workmanlike manner (i.e., plumb, level, straight, etc.) and in accordance with the contract documents (plans and specifications) and material submittals.
  • Coordinate and conduct preparatory meetings with the QCM. Assist the QCM by scheduling these meetings with the Subcontractors and Inspectors.
  • Obtaining all inspections and ensuring that the quality aspects of the physical work are fully documented.
  • Coordinate and conduct phase, pre-final and final inspections with the QCM.
  • Assist inspectors with their project reviews.
  • Plan, coordinate and schedule independent testing labs and third-party inspectors. Record their activities and the field results in the Superintendent's Daily Report.
  • Implement and comply with the approved testing plan.

Jobsite Coordination and Communication:

  • Maintain a good relationship with the Project Manager, seeking his/her assistance in the scheduling of materials, equipment and subcontractors.
  • Assist the foremen with any problems.
  • Instruct and train company trades personnel. Insure that they are performing the work safely and in accordance with the quality expected.
  • Forward all receipts, mail, reports and shipping "drays" to the office each day.
  • Review attendance each morning and afternoon.
  • Maintain good relationships with inspectors, architects, subcontractors and other key people connected with the project.
  • Attend, on request, all technical meetings for the purpose of discussing job progress and problem areas.
  • Maintain close communication with Project Manager on any unforseen problems which may develop.
  • Assist Project Manager in estimating percent completion of each item for monthly invoicing and of labor for each job cost report.
  • Meet with client representatives on site on a regular basis to discuss the status of projects, to proactively identify and resolve problems and to assure that the client is kept knowledgeable about the status of the work

Meetings:

  • Attend pre-construction and construction meetings, taking notes on areas that may present a future problem and present to the Project Manager for consultation.
  • Conduct and/or attend pre-construction, progress and other project and staff meetings.
  • Conducting and/or participating in regularly held meetings involving SCS internal staff and external stake holders such as owners, subcontractors, etc.

Field Documentation and Control:

  • Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence.
  • Make out the Superintendent's daily report each day, mailing it to the field office each night, or sending it to the office the following day.
  • Maintain jobsite material control. Track the inventory of supplies and materials to guard against loss and to ensure that vital materials are ordered and delivered to meet schedule.
  • Complete Subcontractor Stop/Start Work Reports on each date of occurrence. Send copy to Field Office for Accounting use.
  • Complete equipment use reports each day. Complete Rental Equipment report for day received and day returned. Send copy to Field Office for Accounting use.
  • Complete time cards for company field personnel each day. Insure that they are returned to the Field Office for Accounting use no later than 8:00 am the next business day.
  • Maintain a photographic record of the project site and construction activities. Insure that they are provided to the Assistant QC each week for recordkeeping and for use by the Project Manager, QCM, and operations.
  • Maintain all "hard copy" and electronic job files. Return "hard copy files to the Field Office Manager during project close-out.

Corporate Organizational:

Providing timely and cordial interaction with supporting work groups, such as accounting, HR, etc.

  • Directing and managing the work loads of supporting staff to include training, mentoring and follow up.
  • Participating in and encouraging staff to seek out life-long learning opportunities and professional development.

Professional Responsibilities:

  • Maintain professional certifications as required by the company President and Director Safety/QC.
  • Maintain special certifications as required by the company President and Director Safety/QC.
  • Maintain minimum position certifications as required by the company President and Director Safety/QC, including First Aid/CPR, OSHA 30 Hour, and Corps of Engineers' Contractor Quality Control certifications.

Close-Out:

  • Managing the punch-list and project closeout process to assure timely completion.
  • Compile red-lined as-builts. Assist Design-Draftsman with the completion of the red-lined drawings for submission.

Job Type: Full-time

Pay: $55,000.00 - $80,000.00 per year
