Abode Services, :one of the largest and effective nonprofits working to end homelessness in the Bay Area, is seeking a Project Manager.

Job Summary: :This position is responsible for the development of multi-family affordable and supportive housing projects for formerly homeless, special needs, and low-income households in Santa Clara, Napa, Sonoma, San Mateo, Santa Cruz and Alameda counties. Position will be based in Oakland, but will have the option of working remotely for the majority of the time other than site visits to project sites.

How You Make an Impact:
    • Analyze specific properties for their potential as new housing development project sites.
    • Coordinate due diligence activities, review loan docs and facilitate escrow closings for acquisitions, predevelopment financing, construction financing, and permanent financing.
    • Coordinate development activities with all community stakeholders, development partners, design professionals, contractors, and city staff.
    • Lead community engagement efforts for projects in predevelopment.
    • Create and update a financial pro forma for projects including capital sources and uses, operating income and expenses, long term cash flow analysis and tax credit equity.
    • Prepare and/or review funding applications and Request for Proposals to various government agencies.
    • Maintain accountability for vendors and internal/external stakeholders in meeting agreed upon deadlines and project schedules and report progress to management.
    • Create bid packets, analyze bids, select vendors and negotiate contract documents, monitor progress and manage performance for design, consulting and construction vendors.
    • Track project deliverables and changes to scope, budget and schedule throughout the development process.
    • Manage lender and funder requirements and review and approve pay applications and disbursements.
    • Lead transition from construction to operations including coordination with property management, asset management, compliance, finance, services, auditors, and funding stakeholders.
    • Responsible for generating memos, letters, reports, presentations, agendas, meeting materials, minutes, etc. Organize project collaterals, files, and electronic data.
    • Other duties as assigned.

How You Meet the Qualifications:
    • Bachelors Degree in Real Estate, Construction Management, Civil Engineering, Business, Urban Studies, Planning, Architecture, Finance or related field.
    • Minimum 3 year project management experience in affordable/supportive housing development using Low Income Housing Tax Credits, including at least 1 year as an associate project manager or project manager required.
    • Minimum 3 year experience in securing entitlements, zoning/planning approval, building permits required.
    • Exceptional interpersonal, organizational and communication skills; integrity; respect for confidentiality; sound judgment and decision-making skills required.
    • Excellent written and oral communication skills in English required.
    • Highly organized with the ability to prioritize multiple tasks within multiple projects.
    • Computer proficiency in a windows environment using MS Office required, MS Project and Yardi preferred.
    • Self-motivated, ability to work independently and grasp new concepts quickly required.
    • Basic accounting skills a plus.
    • Basic understanding of fair housing laws and tenant laws and regulations a plus.
    • Reliable transportation, current and valid CA Driver’s License and Insurance required.
