The Los Angeles County Development Authority (LACDA) is a dynamic agency with a mission to build better lives and better neighborhoods. The LACDA is an industry leader in housing, community and economic development, and forging partnerships with private and public agencies.
The LACDA Housing Operation Division serves as the second largest public housing agency (PHA) in Southern California and receives funding from the U.S. Department of Housing and Urban Development (HUD) to maintain and manage public and affordable housing located throughout Los Angeles County. LACDA owns and operates 3,229 public and affordable units located on 68 sites, with its three major public housing sites being Carmelitos, in North Long Beach (713 units); Nueva Maravilla, in unincorporated East Los Angeles (504 units); and Harbor Hills, in the City of Lomita (301 units). The remaining senior and family housing units are located throughout all five Los Angeles County Supervisorial Districts.
POSITION OVERVIEW
The vacancy is located in West County, providing building and residential maintenance at LACDA public housing sites located in West Hollywood, Santa Monica, and Marina Del Rey.

The Maintenance Worker III performs a variety of skilled and semi-skilled work in building maintenance, preventive maintenance and repair to residential housing units, and buildings using skills in carpentry, plumbing, electrical, painting, tiling, and cement. Knowledge of REAC, UPCS standards, and Safety Standards. Operates, maintains, and repairs power equipment. Performs complex maintenance related tasks as assigned.

The Maintenance Worker must respond to emergency calls, and if necessary, may be required to work evenings and weekends. As a result, regular work attendance, and driving a LACDA vehicle are essential to the job.

Essential Job Duties

The essential job functions include, but are not limited to the following:
  • Maintenance and repair residential housing units and buildings, using skills in carpentry, drywall repairs, plumbing, electrical, heating, air conditioning, tiling, and cement.
  • Performs complex maintenance tasks.
  • Operate, maintain, and repair equipment.
  • Monitors performance of construction contractors and diverse vendors.
  • Proper use of hand and power tools.
  • Perform arduous physical activities
  • Ability to solve problems and maintain cooperative working relationships with others.
  • Provides training to other staff in key areas of residential housing unit repairs.
  • Performs other maintenance related duties as assigned.
Knowledge of:
  • Applicable safety standards and practices in residential and building maintenance.
  • Methods, materials, equipment, and tools used in maintenance and repair functions.
  • Microsoft Suite and online work order systems.
Ability to:
  • Troubleshoot, diagnose, and perform maintenance and repair needs within residential units and buildings.
  • Understand and follow instructions and communicate effectively.
  • Manage time and meet deadlines.
  • Work independently or as part of a team.
The ideal candidate must demonstrate excellent work habits, good judgment, and exemplary customer service skills. Must be able to apply, understand and carry out oral and written directions in English. The ideal candidate should be able to complete maintenance tasks, demonstrate effective communication, strong leadership, good judgment, and the capability to problem-solve.

Qualifications

Education and training equivalent to high school graduation and three (3) years of skilled or semi-skilled work experience in building maintenance, preventive maintenance, and repair to residential housing units.

PHYSICAL CLASS
ARDUOUS: Maintenance Workers routinely lift up to fifty (50) pounds, constantly stoop and bend, work with hands and arms raised above the head, grasp materials and equipment with both hands, and climb ladders and stairs.


NOTE: Salary compensation is dependent on qualifications (experience, education, skills and abilities). Initial salary placement is generally made at the beginning to mid-point of the posted range. New hires are not eligible to start at the maximum of the posted range.

Successful applicants must possess a valid California Class C Driver's License, an acceptable driving record and comply with the LACDA's Motor Vehicle Safety Policy during the course of employment.
