Purpose

Performs work orders, preventive maintenance and inspection duties throughout the family of companies. Responds to emergencies, keeps facilities and work locations in clean and orderly condition, maintains essential equipment, and assists with parking/security duties as needed. This position is a casual hire (<20 hrs. per week) on Saturdays and Sundays from 11pm to 7am.

Essential Functions

Work Orders

  • Performs duties provided in work orders.
  • Assists residents with in-house moves and carrying items from their cars to apartments.
  • Transports small equipment or tools between departments.
  • Sets up and breaks down for functions/special events.
  • Performs minor and routine refurbishing projects.

Preventive Maintenance

  • Maintains building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities.
  • Maintains equipment such as chiller, pumps, emergency generator, med-gas system and diesel tank.
  • Notifies Environmental Services Manager/Maintenance Supervisor concerning need for major repairs or additions to lighting and ventilation equipment.
  • Performs monthly inspections at various locations as assigned and prepares corresponding inspection reports.
  • Replaces air conditioner filters and light bulbs.
  • Transports trash and waste to disposal area


Radio 1

  • Performs routine checklist of boiler / chiller and pumps.
  • Delivers messages, mail, parcels, packages, and medication.
  • Locks offices after hours.
  • Performs nightly resident apartment door tag placement.
  • Escorts staff to vehicles after dark as needed.
  • Relieves Security Officer and Receptionist during breaks.
  • Performs 1 st responder duties when situations arise.

Parking

  • Directs drivers of vehicles to appropriate parking areas.
  • Monitors parking lots for adequate parking, required permits, safety and to ensure cars are parked in designated areas.
  • Provides responsive, friendly customer service
  • Assists with the valeting of cars as needed.

Recycling

  • Assists with collecting recyclable items into designated bins and delivers to designated facilities.

Other

  • Performs the necessary duties for emergency drills and situations such as fire, fire alarms, hurricanes and other possible emergencies as outlined in the Disaster Response Manual.
  • Ensures department compliance with corporate, state, and federal safety guidelines.
  • Other duties as assigned by the Arcadia Family of Companies.

Education and/or Experience

Associate's degree (A. A.) or equivalent from two-year College or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.
