Job Summary


Maintaining an attractive, safe, and pleasing environment for residents is of the utmost importance in delivering service to the community. Under supervision, performs routine maintenance in the common areas. Maintaining good relations with the residents is required.

Essential Duties & Responsibilities

  • Remove litter from common areas and from within public right away areas daily and per schedule.
  • Clean restrooms per the prescribed schedule and document them in the appropriate log.
  • Ensure that supplies/tools are attended to at all times.
  • Store tools/cart out of sight while on break.
  • Performs minor and major repairs of common area buildings and equipment as needed, document for follow through with appropriate work order system.
  • Install light bulbs and conduct minor repairs on ground-level lighting or lighting that can be reached with a 6-foot ladder.
  • Paint exterior and interior walls, structures, fencing, etc, as needed and document through the appropriate work order process.
  • Clean and sanitize restroom facilities and fixtures including sinks, urinals, toilets, mirrors, and walls.
  • Clean and sanitize showers and replenish supplies in restrooms or on the assigned schedule.
  • Sweep, vacuum, mop, wax, strip, and polish floors; vacuum and shampoo carpets as scheduled. Maintain documentation in an appropriate log.
  • Dust and polish furniture, woodwork, fixtures, and equipment.
  • Clean kitchen countertops as needed.
  • Empty and sanitize waste receptacles; pick up papers and other debris per schedule.
  • Move and arrange furniture and equipment and set up rooms for meetings as needed.
  • Maintain common areas including but not limited to sweeping decks, power washing walkways, removing cobwebs, cleaning deck furniture, emptying and cleaning ashtrays, removing fallen yard debris, picking up garbage, and disposing of garbage at appropriate disposal sight.
  • Operate a variety of hand and power tools which could include saws, drills, floor buffers, vacuums, carpet cleaners, power washers, and other tools used in building and ground maintenance.
  • Remove graffiti and caused the repair to common area components damaged by vandalism daily and record in the appropriate log work order system.

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional, and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional materials and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks, and other related duties as assigned.

Education & Experience


One year of experience in janitorial or custodial work. High School Diploma or GED. Two years of custodial or janitorial experience; work as a maintenance technician is also considered.

Knowledge, Skills & Proficiencies


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
  • Must be capable of being bonded.
  • Basic principles of plumbing, wood finishing, painting, electricity, and carpentry.
  • Knowledge of methods, materials, and equipment used in custodial work.

Physical Requirements / Working Environment

  • Must be able to lift 50 lbs.
  • Must have finger dexterity for typing/using a keyboard.
  • Must be able to drive to different Company locations if requested.
  • Some travel may be required.
  • Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts, and dust.
  • Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
