Summary: The Maintenance Supervisor reports directly to the Rental Housing Director. Under the direction of the Rental Housing Director, this position is responsible for ensuring all phases of housing units operate smoothly and effectively. The Maintenance Supervisor is also responsible for ensuring all housing units in the program meet all applicable contract requirements.

Essential Duties and Responsibilities: include the following. Other duties may be assigned.

  • Ensures all housing units are maintained in a clean and safe manner.
  • Guarantees the units meet the habitability standards set forth at 24 CFR 576.403.
  • Maintains an understanding and stays current of the HUD habitability standards and completes inspections.
  • Coordinates all new units for move in including; furnishing, utilities, and donations.
  • Completes tasks on the master leasing checklist.
  • Keeps written records of all unit information.
  • Works with the Lead Maintenance Worker to ensure repairs are completed, maintained and delegates work orders to maintenance staff.
  • Reports any all accidents and emergency situations to the Rental Housing Director.
  • Logs work orders and assigns priority.
  • Maintains and orders inventory and equipment for maintenance staff.
  • Orders and schedules pick-up or delivery of household supplies.
  • Follows establish written policies and procedures on Housing Unit Requirement from HUD.
  • Researches and maintains an understanding of the programs available for nonprofits including; savings on utilities and tax exemptions.
  • Coordinates collections of donations from private or the public.
  • Performs other duties as assigned to support the mission of the program.
  • Regular, predictable attendance is required.
  • Ability to get along and work effectively with others.

Supervisory Responsibilities: Directly supervises the General Maintenance employees. Ensures new employees are oriented to the organization, its policies, facilities, etc. Will develop training plans with employees to ensure employees have the necessary expertise to carry out their jobs.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Measures of Performance: The Maintenance Supervisor shall be considered to be performing in an acceptable manner when the following have been accomplished:

Education and/or Experience: Bachelor’s degree (B.A.) from four-year college or university; or three to five years related experience and/or training; or equivalent combination of education and experience.

Language Skills: Ability to read and comprehend simple instructions, short correspondence and memos. Ability to write simple correspondence. Ability to effectively present information in one-on- one and small group situations to customers, clients, and other employees of the organization.

Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills: To perform this job successfully, an individual should have knowledge of Internet software and the Microsoft Office Suite of products. Knowledge of basic office equipment should include: Internet and email, copy and fax machines and telephone

Certificates, Licenses, Registrations: A current CA driver’s license and proof of auto insurance are required. Must have reliable personal transportations.

Other Qualifications: Extensive local travel required.
