Broad Function:

The Director of Maintenance assumes the full responsibility for the maintenance and repair and looks of the community and its equipment. Is responsible for total compliance with Federal, State, Health Care Quality and the Joint Commission on Accreditation rules and regulations. The Maintenance Director is responsible for the supervision of maintenance personnel and protects the premises and ensures the safety of residents.

Performance Responsibilities:

Physical Plant Standards

  • Assume administrative authority, responsibility, and accountability of directing the Maintenance Departments.
  • Assures that all necessary facility repairs are performed as soon as possible. Receives appropriate vendor bids for needed repair.
  • Monitors all service vendor contracts while at facility.
  • Submits all changes for needed repairs when received.
  • Orders and receives all supplies needed for repairs within the facility.
  • Supports and adheres to the infection control and safety policies of the facility.
  • Assures compliance with all Federal, State, and Joint Commission of Accreditation rules and regulations governing physical plant management.

Preventative Maintenance

  • Conduct daily inspection of buildings, grounds, and equipment to determine necessary maintenance and repairs.
  • Routinely inspect facility and take appropriate action to maintain the cleanliness and appearance of the facility and its furnishings.

Fiscal Management

  • Assures total fiscal accountability for the maintenance departments.
  • Submits invoices for repairs, contractual agreements, & supplies according to policy.
  • Reports to Executive Director any problem areas within the maintenance department
  • Regarding financial or vendor issues.
  • Determine adequacy and performance of service contractors. Monitors contract costs and renewals.

Facility Policy

  • Maintains all required documentation and logs according to facility policy and regulatory agencies.
  • Know the community’s disaster and fire safety policies and procedures including the location and correct use of the fire alarms system.
  • Assures compliance with community fire and evacuation policy and procedures.
  • Maintains accurate and current fire documentation.

Staffing

  • Assumes the responsibility for the staffing of department.
  • Assumes the responsibility for the promotion of a team concept within the maintenance department and other disciplines in the facility through good interpersonal communication skills.
  • Assist in the recruitment, interviewing, and selection of maintenance personnel.
  • Assumes responsibility for the direct supervision of facility personnel under line of responsibility.
  • Provides in-service education as needed to staff.
  • Prepare work and time schedules for maintenance employees.
  • Review and check competence of maintenance personnel and make necessary adjustments/corrections as required or that may become necessary.
  • Maintains adequate housekeeping and maintenance staff to meet the needs of the facility.
  • Fosters team concept within the maintenance department and other facility disciplines.

Safety and Sanitation

  • Make regular rounds in the community. Check that all exterior doors are secured and locked. Lock doors as scheduled.
  • Upon arrival ensure all windows are closed.
  • Patrol outside grounds to assure no trespassers are on site.
  • Patrol outside building for broken windows, graffiti, and check operation of all outdoor lighting.
  • Patrol parking lot for unauthorized vehicles.
  • Respond to residents or guests who need access through locked entrances.
  • Know the community’s disaster and fire safety policies and procedures, including the location
  • Needs to have a car or truck that can haul materials

Job Type: Full-time

Pay: $56,000.00 - $68,500.00 per year
