What You’ll Do
World Market is seeking a dynamic Real Estate Director who will oversee all aspects of the Company’s real estate growth and asset management program in accordance with the overall corporate Real Estate Strategy. You will be responsible for regional development of assigned geographic area leveraging a proven track record of negotiating for quality retail locations with high return ecomonics.
  • Develop region of responsibility with focus on existing network optimization, in fill opportunities, and new market expansion, including formulation of a development build out plan.
  • Manage exclusive broker network.
  • Analyze potential sites and data to confirm trade areas, sales volumes projections and competition for recommendation to senior management and Board of Directors.
  • Communicate with Retail Operations and other internal partners on existing store renewal strategies and new location selection.
  • Prepare and present subject sites to Real Estate Committee.
  • Negotiate all aspects of the real estate transactions including financial terms, legal issues and timeframes.
  • Manage the store development process from site inception through coordination of construction store planning and store opening, including all documentation for internal approvals.
  • Leverage legal knowledge to resolve issues that could impact the company and a retail store. Provide guidance and direction to outside legal consultants involved in lease and other legal documentation preparation.
  • Coordinate with Lease Administration team to ensure all critical dates and other aspect of lease management are adhered to for locations in area of responsibility.
  • Proficient in the state and local alcoholic beverage laws in order to develop strategies to most effectively build a new store base around existing regulation. Emphasis on tenacity in obtaining rights for alcohol sales.
What You’ll Bring
  • 8-12 years in a similar position for a national/regional retailer with a formal expansion program (more than 10 sites per year) with demonstrated success in directing an ongoing growth plan.
  • Ability to work autonomously (independently) to meet critical dates and timelines.
  • Perform analytical projects, with the ability to distill large amounts of data into concise summaries and recommendations.
  • Experience and understanding of consumer research demographic systems and models.
  • Ability to read and comprehend maps including longitude-latitude, geocoding and thermograpahic mapping systems.
  • Experience in preparing reports, site booklets, and presentations.
  • Excellent written and oral communication skills. Ability to interface with senior management, Board Members and business partners including shopping center owners and developers.
  • BS required.
  • Prior ICSC membership preferred.
  • Strong computer skills including intermediate or better knowledge of Microsoft office (Word, Excel, Access and Outlook).
  • Travel requirement up to 50%.
  • Ability to operate a PC up to 8 hours per day.
  • Work Location: Remote. You will work remotely and may spend time in our Alameda, CA Home Office based on business needs.

Pay Range is $190,000-$215,000 annually
