The Director Property Management is responsible for driving the implementation and execution of property management best practices across a regional portfolio of branch offices. In this role you will use your Subject Matter Expertise to influence and take ownership of driving consistency in the performance of our policies and procedures for the property management platform with an emphasis on maintenance, turnover, and customer service.

We seek a hard-working individual who can wear multiple hats of responsibility and thrives in a hyper fast paced and quickly growing, ever changing environment while having the flexibility to be a road warrior, with expected travel of 25%-50% as you build your area management team and overseeing branch activities.

A day in the life of our Director of Property Management:
  • General management of branch Area/Senior Area Managers and indirectly their teams within designated regional portfolio with overall responsibility for staffing, KPI performance, SLA performance, P&L performance, and compliance with all company requirements and best practices
  • Responsible for recruiting, hiring, training, supervising and elevating Area/Senior Area Managers within assigned portfolio. Build and shape strong onsite teams through mentorship, leadership skill development, consistent coaching, and motivation by providing clear and measurable goals for success.
  • Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, advancement, corrective action, termination and rewarding performance and retention.
  • Monitors appropriate staffing levels and reports on utilization and deployment of recruiting/human resources.
  • Leads with integrity, by example, and models behaviors that are consistent with the company's values.
  • Assist Area/Senior Managers with team performance, payroll, legal and quality management issues
  • Direct branch operations and ensure business objectives are achieved
  • Effectively disseminate all information and instructions necessary for Area/Senior Area Managers to perform their work efficiently
  • Develop and implement improved systems to monitor operating performance and team productivity
  • Ensure all property management tasks and escalations are addressed
  • Consistent monitoring of maintenance, turnover, occupancy, retention, and brand reputation KPIs to ensure satisfactory performance and assist with coaching teams in area of opportunity
  • Monitor property repair quality for initial, turnover and retail homes to ensure all homes are being held to company standards and are move-in ready by performing quality inspections by use of inspection reports, marketing photos and details of repair scope
  • Work towards achieving the highest possible net operating income through implementation of effective processes
  • Support and execute new initiatives and programs to favorably position the portfolio
  • Work closely with asset management, accounting, legal and other teams to optimize portfolio performance
  • Demonstration of a commitment to investor satisfaction by prioritizing actions that focus attention on investor satisfaction while anticipating and meeting these needs
  • Ensure compliance with business reports, plans and budgets
  • Monitor resident satisfaction and retention with an eye for continuous improvement by ensuring that the products and services provided are received at the highest caliber from all team members.
  • Responsible for the execution of development services on all but most complex projects. Generally, will handle a small number of projects simultaneously
  • Oversight of community management and development. Regional oversight of overall performance, inspections, violations, reporting, vendor and building management
  • Oversee development and integration of property management software
  • Assist, collaborate and partner with construction management and brokerage teams
  • Conduct branch and property site visits to ensure safety, cleanliness, and adherence to branch best practices and property scope
  • Comply and enforce all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws by maintaining proficient knowledge of all applicable rules, laws, regulations, etc.
What you’ll need to have:
  • Minimum of 8 years property management experience; specific experience managing thousands of single-family homes or multiple multi-family communities in multiple states with a proven track record of success as a Regional Manager or above
  • Experience managing multiple Property, General or Area Managers and successfully delegating responsibilities to drive maximum team performance
  • Ability to travel nationally; estimate 25% to 50% as you build your Area/Senior Area management team
  • Ability to work independently and prioritize effectively in a fast-paced environment; ability to collaborate with peers and other organizational leaders
  • Exceptional verbal and written communication skills; ability to deliver presentations well to direct reports, peers, and senior leadership groups
  • Excellent customer service and interpersonal skills with a high-level of integrity; ability to relate to others at all levels and be accountable for actions taken and decisions made
  • Ability to create a climate in which team members are innovative and want to do their best by leading and communicating a shared vision with other team members and providing coaching and development
  • Ability to solve advanced problems and deal with a variety of options in complex situations. Requires agility and intermediate level analytical and quantitative skills. Draws upon the analysis of others and makes recommendations that have a direct impact on the Company
  • Intermediate level knowledge with MS Office Suite including Outlook, Work, PowerPoint, Excel (including Excel functions) and Forms. Experience and knowledge of Yardi, Salesforce and Asana preferred
  • High school diploma or equivalent; Bachelor’s degree or professional certifications (CPM, IREM, etc.) preferred
  • Strong understanding of property management industry trends, issues, and emerging technology
  • Track record of accomplishments and high-impact results
  • Ability to meet aggressive/tight deadlines
  • Ability to read and understand financial statements
  • Experience working and collaborating with local Housing Authorities
