We are seeking a qualified Director of Procurement R&D to join our team. In this position, you will conduct product feasibility research, evaluate new and emerging technology, and create pro forma analysis to identify new areas of opportunity for the organization. Key responsibilities include collaborating closely with supplier partners, working cross departmentally to understand needs & value, and providing regular updates to senior leadership. This exciting role will require a self-starter and someone that is comfortable working in an open-ended capacity and crafting detailed project plans. They will need to be a driver, have compelling communication skills that will result in collectively moving the industry forward with our trade partners. Experience managing vendors, negotiating with suppliers, and demonstrated experience building cost-benefit models is required. This position will report to the SVP, Supply Chain & Field Services.

Essential Duties and Responsibilities include the following. Other duties may be assigned.

• Attend trade shows & conferences and maintaining an up to date working knowledge of industry trends and emerging technology
• Create presentations of findings and educate internal stakeholders in matters of interest
• Work closely with senior leadership to focus activities & put together project plans to meet objectives
• Travel to supplier offices or locations where products have been installed
• Create detailed project plans, process flows, owners, and timelines for long-term projects
• Implement new and creative ways to solve problems
• Example, optimizing the utilization of vendor & product warranties across the business
• Partner with the SVP of Supply Chain & Field Services to harness synergies across the collective Field Services team
• Sponsor and lead pilot / beta test programs. Create presentations for the review and approval of senior leadership.
• Have regular recurring discussions with Leasing, investor relations, & our property management teams to understand areas of opportunity
• Considerations include ESG, social media reviews, resident surveys, etc.
• Review competitor products and conduct market research
• Travel to locations as required to meet above objectives

Qualifications:

• At least 4 years of related experience
• Bachelor’s Degree in Construction, Operations, Supply Chain, or Finance preferred
• Advanced proficiency with Microsoft Office Suite, Tableau, & ERP systems along with demonstrated experience working with large data sets and/or databases
• Understanding of finance principles. Ability to use strategic thinking to guide & drive results. Use cost-benefit thinking to set priorities
• Excellent written & verbal skills
• Experience in home building/construction or an understanding of the construction or renovation process is beneficial
• While the above qualifications are preferred, they are not required. An individual with advanced problem-solving skills, a strong sense of ownership, a process driven mindset, and an ability to work autonomously would have a strong foundation in which to become a successful Manager or Director of Procurement R&D
