Job Description

SUMMARY:

The Director of Facilities Management is responsible for and supervises the maintenance, care, and efficient operation of all equipment and facilities used by the organization.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

· Inspects and performs preventative maintenance on assigned equipment and facilities.

· Is knowledgeable about AHCA, OSHA, Fire Department, Life safety regulations and ensures that we are meeting all standards.

· Tests generator according to standards and ensures that it is operable and has diesel fuel.

· Ensures assigned facilities and equipment are ready for regular business and special events.

· Maintains files of warranties, records, licenses, inspections, service agreements, and contracts for various pieces of equipment.

· Maintains an understanding of the fire system and schedules fire drills as required.

· Maintains and troubleshoots access control systems as needed and may program key fobs and bands.

· Maintains the inventory, storage, and distribution of equipment.

· Provides recommendations for purchases of new equipment.

· Maintains facility in good working condition and ensures that ongoing maintenance is providing to the building and equipment.

· Oversees exterior building maintenance including addressing need for pressure washing, sidewalk and parking lot structure maintenance, exterior lighting.

· Oversees maintenance of interior systems in the building from HVAC, water, ongoing telecommunications equipment in good working order, interior lighting, and that paint and other features are in good condition.

· Works with housekeeping team to ensure that the facility is in good condition.

· Ensures that the community bus is in proper working condition and maintains maintenance log.

· Works with landscaping company to ensure the campus is in excellent condition.

· Collaborates with other appropriate management staff to prepare and implement budget.

· Helps residents upon move in with electronics hook up and room orientation.

· Performs other related duties as assigned.

EDUCATION/EXPERIENCE REQUIRED:

· Associate’s degree required; Bachelor’s degree preferred.

· Trade certification can replace formal classroom structure.

· Experience managing the company’s type of facilities, equipment, and events preferred.

· AHCA and other regulatory body experience preferred

KNOWLEDGE/SKILLS REQUIRED:

· Basic understanding of or ability to quickly learn the equipment and facilities to be maintained.

· Ability to maintain basic records and warranties.

· Ability to understand written directions in manuals and on manufacturer websites.

· Proficient with Microsoft Office Suite or related software as required to complete and maintain records.

· Excellent organizational skills and attention to details.

· Reliability and discretion: you will often learn of confidential matters

· Adaptability/Flexibility

· Excellent verbal and written communication skills and is proficient in the use of the English Language in verbal and written form.

· Expansive problem solving skills

· Initiative, Leadership and the ability to ‘make things happen’

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to sit and talk and hear. The position requires prolonged periods sitting at a desk and working on a computer. The employee is frequently required to walk; use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to

stand and walk; climb or balance and stoop, kneel, crouch, or crawl. The employee must be able to physically access all areas of the facility including accessing the roof. Will need to climb ladders. The employee must occasionally lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision.

SUPERVISORY RESPONSIBILITY:

This position is not responsible for supervising other employees.

TRAVEL:

Travel is frequently required in this position.

SERVICE STANDARDS:

Displays core values in all situations with residents, family members, other team members, and vendors.

Comes to work with a positive attitude and is joyful when dealing with residents and family members. Remembers that work with seniors is challenging and fun but that at some times may be difficult when they are dealing with diseases like dementia and Alzheimer’s. Is able to maintain composure and kindness even in difficult situations.

Establishes and maintains a history of regular attendance; makes appropriate use of PDO and observes department call-in procedures for absence; establishes and maintains punctual work habits. Exhibits timely arrival and departure and dependable time habits including meal and other breaks.

Attends and participates in mandatory facility-wide and department training/meetings as required. Is able to demonstrate and apply knowledge of fire, safety, security, and disaster procedure regulations as presented in orientation, outlined in the safety manual, and as pertains to each work area.

Required to respond to emergency situations (i.e. disasters, hurricanes, etc.) by reporting to department and staying until the crisis is over or your position is covered by incoming personnel. This is a mandatory requirement. Refusal to respond may result in termination.

Contributes to the successful achievement of department-stated goals and objectives and will facilitate staff cohesiveness and communication.
