Summary of the Position:
The Director of Engineering and Operations will work directly with the Managing Director to oversee and manage the US Portfolio’s Engineering operations and be based in New York City. The Director will have a strong real estate technical background and work with internal and external parties on a variety of complicated initiatives that are outcome focused. The Director will have experience working with multiple levels of stakeholders as well as a strong organizational background to manage competing priorities in a dynamic and fast-paced organization.
Key Responsibilities:
  • Work directly with the Managing Director of Engineering and Operations to prioritize and manage timelines and activities for ongoing department initiatives, detailed below:
  • Net carbon zero pathways development for all buildings.
  • Engineering teams skills training and development.
  • Advanced maintenance management strategies implementation.
  • Optimum use of Engineering staffing and overtime monitoring.
  • Long term capital planning.
  • Annual budgets for landlord capital and large R&M projects
  • Executing new department Standard Operating Procedures
  • Internal audits of department SOPs in place at properties
  • Acquire, track and report on key metrics across a broad spectrum of building related systems and customer services.
  • Facilitate clear and coordinated communications among stakeholders as needed and to ensure progress and timelines on regional or national projects and initiatives.
  • Serve as the primary contact for regional property management and engineering teams to respond to initial questions, complete technical review of projects and work with them to further understand specific project requirements and timelines.
These regional teams include:
  • Property management: regional managers and general managers throughout the US including New York, Boston, Chicago, DC, Southern and Northern California regions.
  • Engineering teams: regional engineering leadership in above US regions
  • Global teams: periodic discussion with European and Brazil teams as needed.
  • Serve as the primary contact for internal departments based in above US regions including (but not limited to: Acquisitions & Development, Asset Management, Design & Construction, Sustainability, Property Technology, and Prop Tech investments.
  • Field all incoming questions and requests for assistance
  • Work with internal stakeholders to understand scope of project including technical review of requirements and understanding timelines.
  • Work with Managing Director of Engineering & Operations to determine correct resources to assign to each project and manage department progress, including follow-up meetings as needed.
  • Coordinate Engineering and Operations department updates for internal and external communications as needed, including but not limited to quarterly initiatives and projects to be included in periodic department update provided to senior management and periodic responses required for third party property management RFPs.
  • Work on ad hoc requests/projects as needed.
Skills & Qualifications:
  • 5 to 10 years of relevant experience in building operations
  • Familiar with Maintenance Management Systems, Building Management Controls,
  • Working knowledge of Energy Management Systems, Drawing Management Systems, Access control and Video management systems.
  • Organizational Behavior team management dynamics.
  • Business analytics platforms.
The base compensation range for this role is $150,000 to $200,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.
This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role. The base range is also specific to members of Tishman Speyer’s New York team, as we’ve considered factors specific to this geography.
