Development Manager

Kirkland, WA

A commercial real estate owner, developer, and investment firm is looking for a highly motivated individual to join their team as a Development Manager. This person will report to the Managing Director and is expected to execute ground-up development strategies/plans for multiple projects across the West Coast.

The ideal candidate will have a minimum of seven years of experience working in construction or commercial real estate development, have a strong financial acumen, and experience with ground-up commercial development projects. This individual will take a leading role in entitlements, land planning, architectural and design decisions, project team coordination, construction, budgeting, and all other aspects of development. The position may also oversee renovations, major capital improvements, and significant facilities maintenance initiatives when such activities are beyond the scope of the property manager.

Development Manager Responsibilities:

· Assists the Managing Director with initial site planning/massing and general design considerations.

· Oversee internal staff supporting development and construction oversight activities.

· Zoning code interpretation to understand suitability and development requirements of the desired use and building type, engagement with local governing body via pre-application meetings, entitlement submittals, public meeting facilitation, etc.

· In coordination with the Managing Director, develop construction budgets for initial feasibility and final construction approval.

· Sourcing, retention, and management of the design team (architects, engineers, consultants) with overall responsibility for obtaining entitlements and building permits within time parameters established during site planning.

· Lead individual in the vetting and hiring of general contractors and oversight of the construction process including attending construction meetings, site inspections, pay application approvals, final contract settlement activities, etc.

· Responsible for delivering high-quality projects on time and on budget, including oversight of punch lists and final inspections.

· In collaboration with the asset manager, coordinate hand-off to third party property management team.

Development Manager Background Profile:

· 7+ years of commercial real estate development and/or project management experience with a focus in real estate investment, construction, architecture, or urban planning.

· Bachelor’s degree strongly preferred, (major in Real Estate, Construction Management, or Architecture is a plus).

· Experience in the design, entitlement and permitting of ground-up development of commercial projects.

· Possess a strong understanding of construction document organization including drawings, ASI’s, submittals, and RFIs.

· Strong comprehension of construction language, drawings, contract documents, and Pro Formas.

· Excellent interpersonal skills, strong organizational and communication skills.

· Ability to work with internal and external teams.

· Adept at negotiating and de-escalating sensitive contractual issues.

· Desire to identify, implement, and drive process improvement.

Pay: $150,000.00 - $225,000.00 per year
