Job Summary:
The custodial supervisor is responsible for overseeing day-to-day operations for a variety of campus activities including the supervision of custodial staff, the overseeing of special events, and providing strong customer service to various members of the Colby community. The position is responsible for working with campus constituents to provide quality service along with providing support services for campus faculty, staff, students and guests. The position reports to the director of operations and maintenance and supervises approximately 20 full time continuing employees as well as a number of temporary employees.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:
  • Direct employees in the performance of their assigned duties, a hands-on supervisor position, expected to demonstrate work techniques and provide guidance, as appropriate, with tasks such as floor care, special event set-ups, and snow removal
  • Plan and schedule work assignments, equipment and materials for daily work as well as special events and projects
  • Supervise the daily operations of custodial services, ensure work orders are accurately completed, and respond to the needs of customers
  • Maintain regular communication with the crew and customers is critical so a regular presence on all campus work sites is expected
  • Evaluate employee performance continuously through regular work site visits and inspections, document issues and take appropriate corrective action including participating in the progressive discipline of employees as required
  • Ensure compliance with campus policies and procedures, discuss, distribute and implement policies
  • Prepare annual employee evaluations and make recommendations for merit increases
  • Respond to work orders, work cooperatively with the other custodial supervisors to oversee their completion and ensure good communication between all shifts
  • Maintain familiarly and compliance, with standard industry practice and governing regulations including OSHA, NFPA, EPA, State of Maine and City of Waterville
  • Ensure that daily work practices are conducted in a safe manner and in accordance with applicable policies, procedures and regulations
  • Maintain appropriate documentation
  • Assist in the preparation and presentation of training and orientation for all assigned personnel
  • Oversee distribution, proper use and maintenance of all chemical, materials and equipment for all custodial employees
  • Manage employee work/attendance issues including work schedules, overtime, leave, accident reports and other personnel data for staff
  • Must be able to work as a member of a diverse community and in a diverse environment
  • Perform routine supervisory tasks including scheduling, coordinating, managing budget, purchasing request, completing evaluations, handling disciplinary actions, hiring personnel, monitoring safety, and scheduling training
  • Perform additional duties as assigned; duties, responsibilities, and activities may change at any time with or without notice; Includes participation in supervisory on-call rotation
QUALIFICATIONS:
  • Minimum of 3 years professional experience in hospitality management and/or custodial experience or comparable experience preferred
  • 2-3 years leadership and management experience preferred
  • Ability to work independently and coordinate with team to effectively manage projects; this includes meeting deadlines, ensuring code compliance/quality work, and effectively managing financial resources
  • Must possess strong hospitality and customer service skills, positive leadership qualities and able to motivate people, work cooperatively, solve problems, make decisions and effectively manage personnel
  • Excellent interpersonal, communication, and organizational skills with a high level of motivation and initiative
  • Experience in an institutional or commercial environment preferred
  • Ability to multi-task is essential
  • Attention to detail and accuracy are critical
  • Demonstrated personal improvement training is essential and commitment to continuous quality improvement
  • Excellent organizational skills, problem solving capabilities, and negotiation skills
  • Must have practical computer knowledge
  • Ability to work independently and as a member of a team, establish priorities, and work collaboratively as a member of a diverse community
  • Valid driver’s license required and must meet the College’s Fleet Safety Policy requirements
KEY RELATIONSHIPS:
This position has significant interaction with faculty, staff, Facilities Services Department, outside constituencies including suppliers, contractors, and consultants.

Position involves some sitting, although frequent movement and moderate physical efforts may be required i.e., walking, standing, bending, twisting, reaching, climbing, and lifting. Computer usage involving repetitive hand and wrist motion is also necessary. General outdoor and indoor campus environment. The normal schedule is Monday through Friday during College office hours. Additional evening and weekend hours are required as workload and emergencies dictate.
