Position Summary: To manage all aspects of a project during the preconstruction phase including design, permitting, financing and estimation. An experienced Preconstruction Manager’s knowledge skillset includes construction costs, market conditions, conceptual/detailed estimating, constructability, innovative materials/techniques in construction, design trends, municipal approval processes and permitting, and other critical industry issues. You will use these tools to lead your projects and set them up for success.

Responsibilities:

  • Participate in business development efforts including networking events and meetings with potential clients and referral sources.
  • Develop and enhance client, design team (Architect and Engineers) and subcontractor relationships.
  • Lead meetings with the client and design team for all aspects of the preconstruction phase of a project.
  • Prepare and maintain preconstruction schedules for projects to maintain good flow of projects.
  • Responsible for the preparation of conceptual, schematic, design development, and construction estimates and studies during pre construction.
  • Monitor design development cost trends in order to detect over‐runs and potential problem areas.
  • Participate in the value engineering/management process in order to provide cost savings measures for the client.
  • Work in partnership with construction team to prepare project plans, constructability reviews, logistics planning, and scheduling.
  • Builds, maintains, and strengthens subcontractor and vendor relationships thru constant communication and interaction.
  • Provide guidance and support to the project construction teams when a project is under construction.

Position Skills/Qualification Requirements:

  • Must have 5+ years experience in construction preconstruction and/or estimating for commercial and residential projects above $300,000 in value.
  • Must have at a minimum of an associates degree with a bachelor's preferred.
  • Must be able to analyze information, develop budgets, and maintain vendor relationships.
  • Strong skills in reporting, documenting, and team work is a MUST.
  • Must have strong communications skills, be well spoken, and present professionally.

Pay: $90,000.00 - $110,000.00 per year
