Assistant Project Manager - Multi-Family Luxury Builder

Based out of Dallas, and with offices throughout the US, we are a Luxury Multi-Family developer that specializes in high-end communities in urban areas, and currently seeking to expand our efforts throughout the greater Phoenix area. With numerous projects in the pipeline for years to come and major growth opportunities we wish to take advantage of throughout the Phoenix market, we are actively looking to take on a hard-working, experienced, and reliable Project Manager to lead the team - so if that's you, we look forward to hearing from you!

What You Will Be Doing

o Assist the Project Manager to review plans and specs with Project Team and Design Build Team
oParticipate and contribute as a key member of the Design Build team during the design phase of the project
oAssist with developing and refining the initial project budget. Bid out the project and finalize the budget. Take lead budgeting the project from the Design Development Phase
oReview proposed site plans with Development and provide initial comments on site logistics, phasing and schedule.
oCoordinate and review plans and specifications with Consultants
oSupport the Project Manager to secure all required building permits and related project permits
oAssist with developing and maintaining the project schedule
oCoordinate efforts of all parties involved in the Project, which includes Architect, structural, MEP, Consultants and Subcontractors
oProvide technical direction and ensure compliance with all SOP and quality standards
oBuy-out and negotiate all subcontracts and purchase orders on the project
oProcess subcontractor draws and invoices
oIssue change orders to subcontractors
oAssist Project Manager with overall construction budget
oAssist Project Manager with preparing monthly cost analysis and draw projections
oProject Administration: Coordinate all RFIs, Submittals, Transmittals and all other project documentation

What You Need for this Position

  • 3 years of previous work experience as an Assistant Project Manager with a multifamily or commercial building contractor
  • A Bachelor of Science degree with a concentration in Building Science or Engineering is preferred
  • MS Office & MS Project software with expertise in Microsoft Excel, Project, PowerPoint, and Word. Experience with Procore, SmartBid, Docusign, and Box.com is beneficial
  • Must possess superior analytical, quantitative, problem solving, writing and communication skills
  • Flexible with positive attitude and willingness to work additional hours to complete projects within a fast-paced entrepreneurial environment
  • Must be a self-starter
