Investors Capital Group is a private real estate investment firm headquartered in Seattle, Washington. ICG specializes in multifamily investment and has a proven track record of providing investors with outsized returns. Since the company’s inception in 2000, we have bought and sold 70+ apartment communities across the Western U.S.

The ideal candidate will have 1-2 years of experience in underwriting commercial real estate, preferably with a focus on multifamily properties. Primary responsibility is to underwrite potential acquisitions and perform detailed economic analysis of target markets. Candidate will work closely with all members of the acquisition team.

Job Duties and Responsibilities:

• Responsible for evaluating and underwriting multifamily investment opportunities throughout the Western U.S.
• Target Investments will include: 80 to 300-unit apartment communities in core, secondary and tertiary markets.
• The evaluation process may include, but is not limited to, the following activities: reviewing operating statements, rent rolls, aged receivables and market rent comps; research and analyze demographic, economic and real estate market data to recognize market trends in order to support underwriting assumptions.
• Underwrite potential acquisitions to determine pricing based on targeted returns.
• Assist with the preparing and presenting of material related to market and property analysis of potential acquisitions.
• Travel to target markets will be required to perform the following tasks: analyze and understand target markets more deeply, shop comparable properties, tour listed properties and assist with due diligence on properties under contract.

Qualifications and Qualities:

• Strong working knowledge of Microsoft Excel, Word, CoStar, Yardi Matrix and other asset / market level data analytics systems.
• Knowledge pertaining to the analysis and relevance of various investment metrics, such as GSI, NRI, IRR, cash on cash, cap rate, etc.
• Experience with data analytics such as demographics, property performance, industry and real estate trends.
• Organized and highly detail oriented.
• Ability to work effectively both as an individual and as part of a team.
• Ability to simplify and communicate complex ideas in writing and through data visualization.
• BA degree (degree in real estate, finance or similar preferred).
• 1-2 years of experience in commercial real estate.

Compensation:

• $70,000/yr - $85,000/yr depending on experience
• Bonus structure based on performance and company’s yearly acquisition total (~20% of salary).
• Additional benefits to be provided at interview.
