The incumbent oversees the HVAC, subcontractors, Stationary Engineers, and plumbing crews. Performs inspection of all mechanical rooms quarterly. Ensures operation of equipment within proper parameters and conditions to ensure reliability and to correct faulty operating conditions. Responsible for inspections of equipment and day-to-day operations. Assist Task Order Manager in writing proposals and is a Subject Matter Expert in HVAC and Plumbing.
Responsibilities:- Customer Service internally and external.
- Maximo (CMMS) proficient in evaluating work orders, Work Log notes, PM, and the ability to move work orders through system.
- Performs on-call duties in rotation with leadership team.
- Plans, assigns, and reviews work of assigned personnel.
- Ensures that applicable standards are met.
- Diagnoses malfunctions of assigned systems and ensures limited downtime.
- Systems included steam pressure absorption, water chilled, forced air, and direct expansion, involving reciprocating, centrifugal, hermetic, and semi-hermetic, and gear (both direct and indirect) compressors, with electric, electronic, and pneumatic control.
- Oversees operation of complex compressors, chillers, operators, and condensers to assure proper system operation.
- Must understand boiler operations and related heating systems.
- Keeps Deputy Operations Manager informed of work operations, project progression, and delays.
- Performs related duties as assigned.
Mandatory:
- High school diploma or the equivalent.
- Minimum of Five (5) years’ experience in HVAC, Plumbing Installation and Maintenance.
- Experience in writing proposals to perform new installation or replacement of HVAC or Plumbing systems.
- Minimum of 2 years’ experience in supervising a multi-disciplined crew performing Reactive and Preventative Maintenance along with new installations.
- Skill using Maximo, MS Word, MS Excel, MS PowerPoint, MS Outlook, and Adobe Acrobat at an intermediate level.
