Job summary:
The Construction Project Manager will join our team in our Corporate Real Estate department to help develop new clinics and refresh our existing clinics as we look to expand to new markets.
Summary of Essential Job Functions:
Conduct site survey of projects to identify existing conditions, deficiency lists and modifications to improve production and customer experience
Develop, monitor, and update Development budgets and schedules
Coordinate with internal departments on project scope of work and their interfaces
Prequalify and manage fixture, furnishing, equipment, and all other external vendors completing work
Collaborate with architects, engineers and other consultants to develop a set of construction documents accurately depicting the scope of work
Provide competitive pricing, contract management and process invoices to outside consultants
Comply with safety and building codes as well as legal requirements for an OHSA safe work environment
Responsible for resolution of any delays, emergencies and problems that can arise
Directly responsible for organizing, supervising, scheduling & planning of multiple commercial projects to maximize cost efficiency while completing on time and under budget
Familiar with planning & permit review processes in multiple states
Ensure scope changes are processed and incorporated into the current scope of work in a timely manner
Ability to provides material takeoff, estimate and pricing for changes to work scope
Reviews various reports to determine project status and determine actions required
Conducts and attends job meetings with consultants and contractors
Conducts pre-job and continuing planning meetings to ensure all project team members inclusive of internal staff understand contract terms and conditions, clauses, schedules, or any unusual requirements of the project
Documents planning meeting results and ensures all action items are completed
Ensures all schedules mesh with the master project schedule and resolves conflicts when they occur
Protects the company's interest by managing all financial aspects of the contract
Completes project closeout within prescribed period including the final project budget
Manages conflict resolution with consultants, contractors, and vendors
Identifies and develops policies and procedures for continuous aggressive improvement
Visits job sites or onsite offices, performs work inspections, checks job progress, and resolves project and contract issues
Ability to read construction documents including Landscape, Civil, Geotechnical, Survey, Architectural, Structural, Fire Sprinkler/Alarm, Plumbing, Mechanical, Electrical, Dental Equipment, Interior Design, Security and IT disciplines

Qualifications:
Education: Bachelor's degree in Construction Sciences or Management or equivalent 5 years of experience in Real Estate, Design, Construction or Dental Equipment industry
Certifications: NA
Computer Skills: Competency in Microsoft Office 365 suite
Language Ability: Excellent verbal and written communication skills including the ability to remain calm during stressful customer or employee situations. Bilingual preferred but not required
Work Environment/ Physical Demands:
The work environment includes work within an office environment. The work environment may vary significantly and may include loud, fast-paced, and rapidly changing conditions. Position may require long periods of sitting and standing. Manual dexterity will be required for handling small objects. Close and distance vision will be required and the ability to shift focus rapidly.? Must be able to walk and stand for extended periods of time; ability to lift/carry up to 30 pounds and be able to twist, turn, bend and stoop.?
