Responsibilities:

  • Maintain excellent customer service relationships by adhering to the Worcester Purpose and Core Values
  • Adhere to Worcester Communities Policies, Procedures and SOPs
  • Oversee, hire, train, motivate and supervise on-site teams in order to achieve operational goals of assigned community. This includes new hire on-boarding and training, on-going formal and informal feedback, annual performance evaluations, instructing and advising teams on policy and procedures.
  • Provide comprehensive feedback to non-performing team members. Facilitate disciplinary procedures and documentations up to and including terminations of employment if necessary while partnering with RVP and ADP.
  • Oversee and monitor all problems that may be handled by or include team members.
  • Monitor team member timecards and punches on a weekly basis to ensure proper payroll practices.
  • Direct efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancy
  • Effectively maintain product knowledge of community and competitive communities of each market. Ensure on-site staff develops similar knowledge
  • Assist in the preparation of market updates as required.
  • Direct and advise on the most effective ways to uniquely position and achieve business strategies and financial goals and achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and proactively recommend appropriate strategies and adjustments
  • Evaluate and implement changes to rent/pricing strategies and ensure websites and collateral materials are accurate and updated.
  • When authorized, meet with clients, insurance adjusters, government agencies, code officials, tenant groups, et cetera, acting in the capacity of an authorized representative of the company.
  • Assist Community Managers with development of annual operating budgets according to guidelines set forth by the Company, owners and investors; Present annual budgets as required for approval
  • Analyze and evaluate monthly financial statements. Review and approve monthly variance reports that support and explain the results in a thorough and professional manner
  • Responsible for the overall operations of the assigned portfolio/region (office, maintenance, resident, and vendor relations).
  • Conduct quarterly community inspections to include curb appeal, workplace safety standards, office operations, maintenance operations, capital improvements, risk management issues, common areas and all other requirements as outlined in the Company policies and procedures
  • Responsible for ensuring all properties within portfolio follow company policies regarding collection of rent, reporting, delinquent rent collections and charges
  • Negotiate contracts and major purchases in conjunction with the Community Manager as needed, in accordance with budget guidelines.
  • Assist in development and implementation of community strategic goals for each community within the assigned portfolio.
  • Direct and advise on the most effective ways to uniquely position and achieve business strategies and financial goals in adherence to the approved budget.
  • Have knowledge of and follow all Federal, State and local laws related to managing assets
  • Respond to legal issues as consulted and advised by RVP and Legal Counsel
  • Conduct monthly and quarterly financial reviews on each asset in the assigned portfolio.
  • Update monthly, quarterly or as required investor reporting.
  • Ensure compliance of the Company’s policies and procedures and implementation of new initiatives.
  • Assist in acquisition, development underwriting, and due diligence with the focus on validation of effective rents, income analysis, expense analysis and community management company selection.
  • Follow-up on outstanding post-closing items to ensure they are completed in a timely basis.
  • Participate in company training classes and meetings as required
  • Represent the Company in a professional manner at all times. Consistently maintain a professional courteous attitude when dealing with residents, coworkers and the general public.
  • All other duties as assigned to meet Company goals and objectives

Qualifications:

  • High school diploma or equivalent required.
  • A four-year college degree in hospitality or business management preferred
  • Minimum 3+ years of residential property management experience
  • Must have exceptional English language written and verbal communication skills
  • Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers
  • Ability to exercise initiative, problem solving and decision-making skills
  • Ability to establish priorities and coordinate work activities
  • Must be analytical and able to perform intermediate math calculations
  • Ability to make and implement decisions under conditions of risk and/or uncertainty
  • Ability to analyze basic operating statements and identify unusual operating trends, ratios and variances
  • Have thorough knowledge of Fair Housing laws
  • Ability to understand and perform all on-site software functions

Attendance/Travel:

  • Position requires ability to work hours as needed to meet the needs and requirements of the job
  • Travel required as needed to fulfill requirements of the position and to attend company events and training course
  • Must have valid driver's license and ability to rent a car
