The Property Preservation Team is responsible for the process of maintaining the interior and exterior of properties that have gone through the foreclosure process. The purpose of preservation is to prevent the property, occupied or vacant, from falling into disrepair. The Property Preservation Team works closely with Property Preservation Vendors to perform the following functions in facilitating the protection of the security collateral: property inspections, securing of vacant properties, vacant property registrations and the assessment and/or repair of any damage to the property.



The Specialist will be responsible for assisting and ensuring adherence to federal, state and investor requirements. Provides oversight, coordinating and monitoring workflow to achieve SLAs. Demonstrate an effective understanding of process and workflow management and the ability to make appropriate changes in order to achieve objectives. Effectively manage vendor relationships to ensure performance and compliance with requirements.



  • Manage Default pipeline to ensure critical timelines are met.
  • Provide in line quality reviews to ensure tasks are performed accurately, timely and completely.
  • Serve as the point of contact/liaison to GSEs.
  • Provide oversite and monitor and meet HUD Conveyance timelines
  • Provide oversite and monitor CWCOT 2nd chance Auctions
  • Provide oversite and monitor Eviction timeframes
  • Provide oversite and monitor Hazard Insurance claims
  • Provide oversight of critical Default notices to ensure timeliness and accuracy.
  • Provide oversight of property preservation tasks/work orders.
  • Monitor vendor performance and address weaknesses, as applicable.
  • Follow departmental policies and procedures to maximize output in support of organizational goals.
  • Monitor adherence to rules, regulations and procedures.
  • Keen focus on expense management and budget adherence.



Qualifications



Required Skills/Experience:



  • 2-3 years’ experience in property preservation
  • Experience in Default life cycle; especially HUD/FHA requirements and guidelines
  • Computer proficiency in Microsoft Office and MSP mortgage platform (LPS Desktop)
  • Must be able to work in a deadline driven fast paced environment, highly regulated and ever changing
  • Strong communication skills and ability to lead meetings with large audiences/senior leaders
  • Must be self-motivated; independent decision maker, strong time management skills

Qualifications:



  • 2+ years’ of recent, residential, mortgage servicing and default experience as a property preservation specialist
