PROJECT MANAGER - FACILITIES, FULL-TIME
For over 35 years, North Hill, a not-for-profit senior living community located in Needham, Massachusetts, has provided vibrant living opportunities to people 65+ by offering a host of hospitality, wellness and health care services. The Project Manager – Facilities is a key member of the North Hill team. Reporting to the Director of Facilities and Capital Management, she/he coordinates organizational short and long-range capital and master planning, implementing, managing and controlling of all Facilities initiatives. Leads project planning, the development of design documents and managing the projects to ensure high quality, adherence to schedule and budget requirements and administering or participating in all design, bid phase, construction and closeout meetings.
JOB SPECIFIC DUTIES:
  • Project & Capital Management
    • Working closely with the Director of Facilities and Capital Management, manages and coordinates the execution of an annual $4 million operating expense budget and up to a $10 million capital project budget.
    • Plans, manages and coordinates construction, renovation projects and complex assignments across campus.
    • In coordination with the Director of Facilities and Capital Management, design, price, implement and monitor environmental sustainability and energy reduction plans.
  • Asset and Property Management
    • Conducts and leads regular quality inspection rounds in monitoring and managing community assets including but not limited to campus-wide furnishings, facility equipment, etc. Replaces and repairs, as needed.
    • Establish equipment asset management tracking and replacement program with 5-year outlook.
    • Establish equipment maintenance and preventive maintenance program requirements, monitor and track for compliance and operational integrity.
  • Master Planning
    • Assists the Director of Facilities and Capital Management with a comprehensive long-range condition assessment of the buildings, building systems and grounds along with an annual review as part of the annual budget process.
    • Assists in the development and execution of both long-range and short-range plans for Facilities department.
  • Quality Control and Compliance
    • Inspects common areas, storage rooms, work rooms, utility/janitorial closets and linen rooms for quality upkeep
    • Maintains high standards of life safety, electrical and fire protection systems, HVAC and plumbing.
    • Responsible for preventative maintenance through staff and/or outside contractor of all HVAC, electrical (including generator) plumbing, grounds and building equipment.
    • Maintains compliance with life safety and building maintenance codes throughout all capital and operating initiatives.
  • Communications
    • Assists Director of Facilities and Capital Management with the development of presentations to Trustees, Senior Management and Residents, as needed.
    • Makes written and oral reports/recommendations to the leadership team concerning the operations of the department. Develops and maintains monthly inventory, statistical reports and departmental reports.
EDUCATION AND EXPERIENCE:
  • Bachelor's degree in Engineering, Project Management, Construction Management, Architecture or related field.
  • At least five years of increasingly responsible experience in building maintenance and construction involving facility planning, project management, design and coordination of capital improvement projects.
  • Preferred: Master’s degree in construction management, engineering or related field. Experience in healthcare, CCRC or similar.
  • Preferred: Project management certification. Professional experience with environmental sustainability initiatives.
ADDITIONAL ELIGIBILITY QUALIFICATIONS:
  • Familiarity with building codes and other regulations.
  • Superlative people and customer service skills, with an ability to partner with a dynamic leadership team, Residents and vendors. Possess personal qualities of integrity, credibility, and commitment to mission.
