We are currently seeking a Project Manager with construction management experience in high-rise multi-family, resorts, hotels, large scale commercial, mixed-use and/or healthcare projects. Must live and have experience working in Hawaii. Must be a team player and have demonstrated leadership experience in working with design teams and contractors on complex projects.

General Summary: Working alongside our clients in the field under minimal supervision, the Project Manager will perform multiple functions including; representing our client's interests in the organization and management of the job(s), serve as the team leader and assist in procuring any design and consulting services, oversee FF&E procurement and installation, and manage the work on site.

Planning, organization and communication among all stakeholders is essential. The Project Manager will serve as the catalyst for success in developing, monitoring, revising as necessary, and implementing the budgets, schedules, work plans, phasing, safety, construction, quality control, reporting and final turn over of every portion of the work for the project. She/He will lead all development team, management team, design team and construction team meetings and ensure timely tracking, follow up and reporting from each.

In short, the Project Manager will ensure our client's goals and objectives are met for their projects.

A keen eye for design and quality is desired. Associated responsibilities may include design input, value engineering, re-sequencing studies, revenue projections, field supervision, quality control and punch list preparation and follow up, and communication while ensuring alignment with the client’s short and long-term goals.

Essential Job Functions and Duties:

  • On-site Construction Management
  • Read and interpret design drawings
  • Anticipate key indicators and proactively develops management and control reports to communicate
  • Develop and analyzes mitigations for variances to plans
  • With project team, develop project strategies, risk mitigations, and recovery/acceleration plans
  • Assist in preparing contract documents for bid packages for Project Controls including controls, scheduling, and reporting specifications, milestones, and deliverables.
  • Planning/Scheduling Control
  • Develop independent plans and schedules for sitework and various components and design
  • Develop fair time estimates for bids and complex project changes
  • Provide project team with scheduling guidance during all phases of the project
  • Participate in the negotiation of project change orders and impacts to schedule
  • Evaluate specifications, drawings, pre-bid meetings, and other project factors to determine scope of work and required contents of schedule and completion
  • Develop "what-if" plans and schedules and analysis
  • Frequent communication, reporting, and interactions with project and design team members including vendors and outside consultants on complex topics.
  • Establish and chair weekly or bi-weekly team meetings and provide input from a cost, phasing, feasibility, infrastructure, management, operational and approval perspective.
  • Coordinate the input from various consultants, in-house and outsourced (brand) design teams, and preconstruction team members. Create milestones for deliverables from all; tracking everything in an overall Responsibility Matrix and Action List. Ensure we continuously check our activity against our goals and objectives. Prepare reports and projections as required.
  • Spearhead the selection and procurement of any long lead items and all OFCI, FF&E, OS&E items or services at the appropriate time.
  • Develop an overall DOD (Document of Differentiation) to define responsibility for all design, procurement, installation, management, reporting, etc.

Essential Qualifications & Skills:

  • Must live in Hawaii and be willing to travel between islands
  • Must have 3-5 years experience working in Hawaii
  • Minimum 5-years project management, construction management with planning, budgeting and scheduling experience
  • High-rise multi-family experience preferred
  • Design, Interiors, and FF&E management experience preferred
  • Bachelor’s degree in construction management, architecture, engineering, or other related discipline or equivalent experience
  • Must be able to maintain a positive and productive work attitude and a team orientated mind-set
  • Ability to work with architects, contractors, consultants, and suppliers including setting goals, prioritization of tasks, coordinating work, and managing time
  • Knowledge of different types of contracting and procurement agreements and the impacts on Project Controls, Plan and Schedule
  • Strong meeting leadership, facilitation, and alignment skills
  • Able to summarize communications for management or executive presentations.

  • Strong communication, collaboration, technical writing, and interpersonal skills
