Pre-Development Manager


DiGeronimo Development is seeking a proactive manager with a strong knowledge of the permitting/approval process to plan, manage, and partner with our team in Independence, OH. As the Pre-Development Manager, you will be responsible for providing support to due diligence, engineering and construction management services including working with a large variety of Clients, Owners, Partners, and Vendors, as well as other corporate and site staff on development, construction, structural and renovation projects. The successful candidate will be expected to work directly with our DiGeronimo Development team on our ever-growing pipeline of work, to combine creativity and technical knowledge, on a vast diversity of projects.

A typical day looks like:


  • Soliciting scopes of work and quotations, selecting, and managing consultants and their tasks, budgets, and invoicing.
  • Providing technical input on civil and site development; working with a professional focus on stormwater and ecological resources.
  • Coordinating the planning, design, and project resources across multiple DiGCo and partner project teams for DiGCo-owned projects as well as for traditional bid/build projects as needed.
  • Completing documentation of design, demolition, remediation, and construction work needed to comply with various funding sources including state and local grants, loans, and other public incentive programs.
  • Tracking organization-owned properties and identify potential due diligence needs and red flags for future development as well as
  • Supporting delivery of necessary pre-development permitting including federal and state environmental permitting as well as local (i.e., municipal) permits associated with project needs.
  • Collaborating with development team members to develop appropriate measures to manage development risks for each project depending upon its unique circumstances.
  • Supporting the development team with planning, project risk analysis, and budgeting as needed.
  • Contributing to value engineering process for projects across all DiGCo teams as needed.

Do you have what it takes?

  • High School Diploma or equivalent is required and Bachelor’s Degree in Civil or Environmental Engineering, landscape architecture, architecture, or a related field or related experience
  • 8+ years of proven work experience within the Site Development or Civil Engineering fields
  • Bigger-picture vision
  • Experience with the development process
  • Ability to prioritize and complete projects within deadline
  • Excellent communication, organization, and interpersonal skills
  • Advanced level skills in business software programs (Microsoft Excel, Word, PowerPoint, etc.)
  • Strong decision-making skills
  • Local travel is expected, and occasional overnight travel is possible
