Job Title: Maintenance Technician at Fulton Friendship Lodge
Reports To: Community Manager
Earnings Status: Non-Exempt
Summary:
The Maintenance Technician is responsible for the overall maintenance and upkeep of the property while promoting company's mission, values and culture.
Essential Functions:
  • Schedules, coordinates, monitors, and performs all maintenance, service requests, and repairs at the employee's designated site.
  • Documents daily maintenance activity including problems encountered, work completed and vacancy status updates.
  • Performs, monitors, inspects, and conducts evaluations with the Community Manager in order to prepare apartments for the move-in of future tenants.
  • Physically walks and inspects the property daily and maintains proper cleanliness and curb appeal.
  • Maintains an adequate inventory of property supplies and equipment.
  • Inspects, schedules and/or performs minor and routine maintenance on all equipment, company vehicles, and tools.
  • Inspects and approves all maintenance supply shipments, organizes all shipping documents; codes and submits billing to Community Manager.
  • Tracks and keeps documents available regarding utility shut-offs, meter locations, sewer cleanouts, and all building systems.
  • Maintains a preventative maintenance log and critical systems.
  • Reports all liability, property incidents, worker injuries, accidents, emergencies, code violations, and legal and compliance directives to the appropriate supervisor and/or corporate contact.
  • Maintains cleanliness of common areas including hallways, stairways, community rooms and bathrooms.
  • Responsible for trash removal, sweeping, vacuuming, mopping, and wiping down areas.
  • Performs snow removal as needed.

  • Performs related duties consistent with the scope and intent of the position.

  • Expected to have excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills.
  • Will need to communicate professionally and appropriately with residents, emergency providers and outside contractors.
  • Must possess mechanical aptitude, skillful use of equipment and tools, and physical and manual dexterity skills.
  • Required to have computer proficiency in Microsoft Office and the ability to navigate the Internet.
  • Possession and required use of a personal cell phone.
  • Must possess a valid driver’s license and New York State motor vehicle insurance along with reliable transportation.
  • Must be able to manage a flexible schedule including overtime and be on-call as needed.
  • Must be able to walk, move and transport up to 100 lb. loads, bend, stoop, climb stairs, access, and work in confined spaces as well as at heights in excess of 20 feet and have the mobility required to use ladders.
Supervisory Responsibilities:
  • This position does not have any supervisory responsibilities except as may be assigned from time to time.
Core Competencies/Qualifications:
  • High School Diploma or equivalent.
  • 3+ years of multifamily or construction site management.
  • 5+ years’ experience related to carpentry, plumbing, electrical, appliance, HVAC, and building systems.
  • Have knowledge of USDA, HUD, REAC, DHCR, or other regulatory agency inspections, investors, owners, local fire, city, county, or state inspections.
  • Performs other duties as assigned and commits to promoting company culture, mission and values.

Our community is operated under the Low-Income Housing Tax Credit Program (LIHTC), within Section 42 of the Internal Revenue Code. This community is designated to facilitate the housing needs of low-income households.
Residency in all apartments at Fulton Friendship Lodge is limited to those households having moderate to low incomes. In addition to standard wages, income includes monies received from many sources such as alimony, child support, pensions and social security, etc. The units at Fulton Friendship Lodge will serve at or below 60% of the area's median income.
  • Six (6) units are accessible and Six (6) units are adapted for individuals with sensory impairments.
  • All information on income provided by applicants must be verified before occupancy. This qualification and certification process must also be completed annually upon renewal.
  • The rent will include the cost of heat, water, and trash removal. Tenants will pay for electricity. Community amenities include laundry on each floor, a fitness area, a community room with a kitchen available for tenant use, and a multipurpose computer/library/lounge room. This property will also include off-street parking, energy star appliances and fixtures, and apartment homes located on a public bus line.
  • Standard security deposits have been established and are equal to one tenant's portion of rent.

1 person: $32,220 Annual Gross Income
2 person: $36,840 Annual Gross Income
3 person: $41,460 Annual Gross Income
4 person: $46,020 Annual Gross Income
