Condominium Associates is hiring a Maintenance Tech for the Royal Woods Condominiums in Fort Myers, FL.

The Maintenance Technician is responsible for ensuring the smooth operation, maintenance, and repair of the facilities and equipment within the complex. This includes conducting routine inspections, troubleshooting issues, performing repairs, and coordinating with external vendors when necessary. The ideal candidate should possess strong technical skills, attention to detail, and the ability to work independently as well as part of a team.

Responsibilities:

  • Manage and organize the inventory of all maintenance materials including tools, equipment, and supplies. Recommends cost-effective supplies and explores the best value for the price. Responsible for stock control and utilization of maintenance materials.
  • Ensure completion of all work orders and keeps Community Association Manager advised of the status of each repair.
  • Respond to all resident maintenance requests within 24 hours.
  • Organize preventative maintenance and safety inspection programs for all facilities and equipment.
  • Keep accurate records regarding preventive maintenance, work orders, inventories, and stock.
  • Perform light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
  • Paint interior/exterior as needed.
  • Repair concrete, masonry, roof, and fencing when required.
  • Replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, and locks.
  • Perform light repairs, and notify the Manager for contract maintenance on building systems such as pumps, fire standpipes, fire alarms, emergency generators, etc.
  • Assist the Maintenance Supervisor with the preventative maintenance, cleaning, and light repairs on pool and spa systems. May work independently after completing the Certified Pool/Spa Operator Certification Program.
  • Assist in custodial work, including sweeping, mopping, vacuuming, trash removal, cleaning windows, pressure washing, etc. in the common areas as necessary.
  • Conduct daily and periodic site and common area inspections to ensure ongoing quality of care and identify necessary repairs.
  • Maintain professional and courteous communications with residents, vendors, contractors, and co-workers.
  • Enforce and adhere to company policies, rules, safety practices, and regulations.
  • Does not perform independent jobs for residents’ private dwellings during working hours as it is considered to be a conflict of interest.
  • Workers may also tend to seasonal needs as directed by the supervisor.
  • Other duties as assigned by the Association Manager.

Qualifications:
  • Possess excellent interpersonal, written, and verbal communication and customer service skills.
  • Ability to multitask and manage priorities in an efficient and accurate manner.
  • Detail-oriented with strong task and time management; organized with good project management and planning abilities.
  • Strong initiative and ability to work independently, as well as with a team.
  • Must possess neat and orderly work habits.
  • Ability to work effectively and professionally with a diverse range of both internal and external staff and customers.
  • Demonstrate a positive, respectful, and professional demeanor. Displaying a high standard for customer service not only in the office with customers and other staff members but also on the phone.
  • Take direction and follow through with detailed instructions.
  • The ability to work 40 hours a week, Monday through Friday between the hours of 7:00 a.m. and 3:00 p.m.
