Job description

Under the direction of the Director of Finance & Operations, plan, schedule, organize and direct the LPVEC’s custodial and general building maintenance services; communicate with LPVEC personnel and outside vendors to coordinate an efficient and effective program; train, assign, supervise and evaluate assigned general maintenance and custodial personnel; assure work is completed in compliance with standards, codes and timelines.

DUTIES AND RESPONSIBILITIES:

  • To perform this job successfully, an individual must be able to perform each of the duties and responsibilities satisfactorily.
  • Plan, schedule, organize and direct LPVEC custodial and general building maintenance services including cleaning of LPVEC facility, preventive and general maintenance and repair; inspect facility to determine general maintenance and repair needs.
  • Plan a variety of emergency and periodic custodial functions such as flood damage cleanup, carpet extraction, refinishing of gym and wood floors and stripping of floors.
  • Inspect work in progress to assure maintenance and repairs are completed in compliance with specifications, LPVEC standards, timelines and applicable codes and regulations.
  • Supervise and inspect the cleaning and care of rooms, restrooms, halls, buildings, fixtures and equipment requiring activities such as sweeping, mopping, scrubbing, polishing, dusting, waxing, buffing, disinfecting and related duties; coordinate and participate in the distribution of supplies and equipment to personnel.
  • Analyze LPVEC general maintenance, custodial, carpet and related building services needs; schedule and assign custodial and moving personnel to meet custodial needs; schedule and assign personnel to perform various facilities setups.
  • Communicate with LPVEC departments and coordinate custodial needs, procedures, schedules and projects, including building openings, rentals, facility setup and cleaning; research and resolve questions, concerns and related issues; coordinate custodial activities and projects with administrators and other maintenance personnel.
  • Receive, investigate and resolve complaints and comments from LPVEC personnel and the general public; follow up on issues raised as needed.
  • Communicate with vendors to research, test and evaluate products, equipment and techniques; maintain and control inventory of custodial materials and equipment.
  • Plan and coordinate a variety of related functions including moving furniture and equipment, trash disposal and refinishing gym floors.
  • Operate a variety of equipment including buffers, carpet extractors, computer, spa vacuum, wet vac, vehicles and various hand and power tools; operate and maintain spa equipment; lift heavy objects.
  • Respond and resolve related theft, vandalism, fire, health and safety issues. On-call for mechanical system failures, e.g. security, elevator, HVAC, etc.
  • Assume and perform managerial duties in absence of supervisor according to guidelines.
  • Perform related duties as assigned.

  • Evaluate the effectiveness of various supplies and equipment. Research and purchase quantity and types of supplies and materials needed.
  • Plan and organize work & prioritize and schedule work.
  • Maintain records and prepare reports.
  • Inspect facilities for maintenance and repair needs and safety issues.
  • Interpret, apply and explain rules, regulations, policies and procedures.
  • Analyze situations accurately and adopt an effective course of action.
  • Communicate effectively both orally and in writing. Establish and maintain cooperative and effective working relationships with others.
  • Work independently with little direction. Meet schedules and time lines & Observe legal and defensive driving practices.

While performing the duties of this job, the employee must be able to exert up to 70 lbs. of force occasionally, and/or up to 40 lbs. of force frequently, and/or up to 20 lbs. of force constantly to move objects. Vision abilities must include color vision, close vision, depth perception and the ability to adjust focus. Regularly required to use hands and arms to operate tools and equipment; push, pull and grasp objects; talk and hear. Full extension and bending of lower and upper extremities and muscles. Mobility on hands or knees or hands and feet. Climbing ascending or descending ladders, stairs, scaffolding, ramps, poles, and like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion.
