JOB DESCRIPTION
Licensed Property Manager
The manager is responsible for managing the staff and overseeing all operations including maintenance, finances, administration and compliance with documents and laws.

MANAGER DUTIES/SERVICES: Manger shall perform the following services as described below:

  • Daily: Supervise the day-to-day bookkeeping services necessary to keep full and adequate records of all financial transactions of the Association.
  • General Administration: The Manager will provide general administrative, proper supervision and community service to the Association.
  • Maintain Association Files & Property: The MANAGER shall collect, organize, and maintain complete files for the Association of all legal documents/contracts, owners lists, correspondences, house rules, site plans, specifications, etc..
  • Assistance to the Board of Directors: The Manager will provide support to the board including reports for meetings, minutes of previous meetings and advising the board in matters concerning the proper procedures and board member responsibilities and obligations.
  • Assistance with Communications: The Manager shall assist the Association with special notices, questionnaires, and attend meetings as needed.
  • Rules Enforcement: The Manager will assist the Association in the enforcement of the provisions of the condominium Documents, Rules & Regulations as may be set forth by the Board of Directors. The Manager will notify the Association of all violations.
  • Membership Meetings: The Manager shall attend all Board of Directors meeting. The Manager shall prepare and present to the Board a proposed annual budget of the Associations income and expenses. The Manager will prepare meeting agendas.
  • Repairs and Maintenance. The grounds, lands, appurtenances and portions of the common elements and limited common elements of the Association to be maintained and repaired in accordance with the obligations for such maintenance and repair as set forth in the Agreement for Common Facilities, and such other normal and extraordinary maintenance and repair work.
  • Service Contracting: The Manager shall solicit, analyze and compare bids, negotiate for contracts in the best interest of the association. The Manager shall monitor all service contractors’ performance and recommend changes to improved cost-effective maintenance.
  • Regular Property Inspection: The Manager shall make weekly on-site inspection of the entire Association property. The Manager shall provide Board with update of project progress; report any property maintenance problems and recommendations concerning property to the board.
  • Disbursements: The Manager shall make disbursements and support such disbursements with bills or vouchers. The Manager will make expenditures only with the approval of the board.
  • Financial Reports: The Manager will provide the Board with monthly Financial Reports. Budget Preparation and Year-end Financial Statements notification to all owners.
  • Insurance Program Administration: The Manager will provide information on types of insurance required, advisable endorsements and bids analysis.
  • Non-Routine Services: The Manager shall be available for certain non-routine management services for which the need may or may not arise.

Job Types: Full-time, Part-time

Pay: $26.00 - $30.00 per hour
