Locations: Multi-family portfolio in Salem, Oregon (5 apartment communities): Battle Creek South, Claxter Park, Pinewood Terrace, Villa Caprice, and Lancaster Commons.

Schedule: Monday-Friday, 40 hours per week

Monday: Lancaster Commons 9am - 6pm

Tuesday: Pinewood Terrace 8am - 12pm and Villa Caprice 1pm - 5pm

Wednesday: Pinewood Terrace 8am - 12pm and Villa Caprice 1pm - 5pm

Thursday: Battle Creek South 8am - 12pm and Claxter Park 1pm - 5pm

Friday: Battle Creek South 8am - 12pm and Claxter Park 1pm - 5pm

Employment Type: Full-time

FLSA Status: Non-exempt

Reports to: Property Manager

Compensation Package:

Competitive hourly pay rate of $17.00-$19.00

Monthly car allowance of $200.00

Summary: To assist the Property Manager with marketing the property to prospective residents and to assist with resident retention.

Job Responsibilities:

Comply with all Fair Housing & Equal Housing Opportunity requirements.

Comply with all appropriate state landlord/tenant statutes.

Provide customer service to prospective residents, including property tours, telephone/email/web inquiries.

Assist with marketing and communications through various online platforms and complete marketing reports as needed.

Track and follow-up with prospective tenants utilizing traffic logs and guest cards.

Achieve average closing ratio of 40%.

Processing applications, preparing leases, and performing move-in prep.

Prepare appointments for on-site move-ins with managers as needed or traveling to complete any move-ins if needed.

Ensure lease agreement paperwork for move in and renewals are completed by all parties in a timely manner prior to move-in.

Enter resident activity into YARDI accurately and timely.

Support with resident retention by following up with service requests within 24 hours of their completion and handling resident concerns.

Assist with lease renewal generation, notices, and completion of other items as needed by the Property Manager.

Escalate resident issues to assistant manager/ manager as needed.

Ensure residents carry an active renter’s insurance policy and updating Yardi and ePremium weekly.

Respond to resident surveys through Ellis.

Ensure that vacant, model and target apartments are spotless, and appliances and fixtures are in working conditions when on site for tours.

Promptly notify Property Manager and/or Maintenance Supervisor of safety concerns or deficiencies in the property’s appearance when on site.

Ensure the property’s interior and exterior is always free of liter and debris when on site.

Lightly cleaning leasing office and surrounding areas daily when on site.

Attend training and development seminars.

Qualifications:

Authorization to work in the United States

High School Diploma or equivalent

Working knowledge of Microsoft Office Applications

Multi-family property management leasing experience preferred

Yardi Voyager and CRM experience preferred

Ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making

Demonstrates teamwork, good hygiene, excellent customer service and communication skills, and ambition for continuous professional development

Always uphold the highest level of ethical behavior and integrity

Working Conditions:

Approximately 80% in office environment using computer and phone

Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, ladders, and maneuver walkways

Ability to carry or move objects weighing up to 20 pounds
