The University Housing & Dining Services is seeking a Custodial Operations Supervisor. This is a full-time (1.00 FTE ), 12-month, professional faculty position.

University Housing & Dining Services recognizes the importance of learning both in and out of the classroom and supports the concept of education as an individual as well as a community experience. UHDS strives to provide students, faculty, staff, and guests with safe, economical, convenient, and comfortable living and dining options, and the department works to maintain the highest educational and service standards. UHDS houses over 5,000 students and offers a variety of living and dining options in 16 residence halls, two apartment complexes, three dining centers, three coffee shops, a market, and retail dining options across campus. UHDS is an auxiliary enterprise which is funded solely by customers who use our services we receive no State or General fund allocation.

This position provides leadership and supervision to the UHDS Custodial Program and ensures quality control/quality assessment through inspection, health and safety, and clean and sanitary conditions for all UHDS residents, staff, clients, and guests in all UHDS facilities, totaling 2 million square feet. This position hires, trains, supervises, and assigns work to one Custodial Services Coordinator, one Custodian, and 25-30 Building Services Assistant (BSA) student staff. It is also responsible for the Custodial Training Program for the professional and student staff.
Position assists with day to day Spanish language assistance for the Custodial team.
Excellent customer service, attention to detail, and communication and relationship building skills are necessary for success in this position.
This position requires infrequent and unpredictable crisis response, particularly during the summer conference and maintenance season. The Associate Director for Operations supervises this position.

Position Duties
30% Supervision
  • Directly supervises one Classified Custodial Services Coordinator, one Classified Custodian, and 25-30 student staff (BSAs). Works with other Custodial Supervisors to lead a team of 6 custodial coordinators, 40-45 custodians, and 25-30 student staff.
  • Plans work, assigns work, approves work, disciplines/rewards, prepares and signs performance appraisals, approves time sheets and leave requests.
  • Works with other Supervisors and Custodial Coordinators to plan, assign and ensure completion of cleaning duties throughout our buildings.
  • Provides Spanish language support for day to day operations in coordination with the Custodial Supervisors
  • Meets regularly with Custodial Coordinators to ensure labor is appropriately scheduled, personnel are adequately trained, and tools and materials are sufficient to task.
  • Provides regular feedback to student staff on inspection performance and other expectations.
  • Works with UHDS staff and residents.


30% Training and Staff Development Coordination
  • Oversees staff development and training, ensuring custodial staff are equipped with the skills and tools they need to complete their work effectively and efficiently. Regularly convenes staff meetings and trainings to increase/maintain morale and team cohesion.
  • Develops, edits, and revises training manuals and documents.
  • Oversees Custodial Services Safety Program.
  • Evaluates and coordinates manuals and documents for Spanish translation services.
  • Schedules Spanish interpreting services for scheduled trainings and meetings.
  • Researches new and improved cleaning and maintenance practices.

25% Task frequency, project, and project work planning
  • Develop, measure, and adjust cleaning routines, scopes and methods to better serve UHDS residents, staff, clients, and guests.
  • Develop of daily, weekly, monthly, quarterly, and yearly task frequency schedules for all UHDS facilities. Assign work to student custodial staff based on these frequencies and other department priorities.
  • Work with other UHDS staff to ensure successful department transitions: opening, closing, break, and summer operations for residential facilities.
  • Responds to email and uses spreadsheets and work order system to schedule projects and staffing. Communicates project time lines with campus partners.
  • Adapt student staff custodial schedules as needed to fill in for absences on the team and complete priority cleaning areas.
  • Oversees the Residential Conferences linens program in conjunction with the Summer BSAs.
  • Coordinates orders and distribution of Custodial uniforms and personal safety equipment.
  • Develops and maintains Custodial Services Classified staff strike plans, provisions, and preparations.
  • Works with the Associated Director to schedule summer and academic year break deep clean work.

10% Inspections and space preparations
  • Develops and conducts assessments and inspections with Custodial Supervisors, ensuring that building presentation is strong and positive.
  • Works to ensure data from inspections is properly managed and utilizing inspection data to provide feedback to custodial staff and identify building, area, and campus trends.
  • Coordinates Apartments and Family Housing turns and preparations in The GEM, Orchard Court and future apartment complexes.

5% General Cleaning and Floor Maintenance
  • Cleans multiple spaces within UHDS facilities including but not limited to: cleaning and sanitizing toilets, sinks, showers, kitchens, kitchenettes, lounges, entry areas, laundry rooms, bike rooms, offices, walls, and other surfaces, windows and mirrors. May also refill dispensers, dust/sweep, mop, strip, wax, and buff floors, vacuum and extract carpets, pick up litter, shovel snow etc. Stocks restrooms with sanitary products, stocks shelves, storage areas and/or cleaning carts with needed supplies.
  • Personally performs work and trains staff to maintain hard surface floors, extract carpet stains, provide periodic extraction as part of planned maintenance, and operate a variety of powered equipment.
Minimum/Required Qualifications
  • At least five years professional experience with progressive responsibility working as a custodian, custodial coordinator, custodial supervisor, or other operational field of work.
  • Bilingual in English and Spanish
  • Demonstrated experience being a front-line supervisor with a focus on results and process development.
  • Demonstrated experience leading and training work group personnel.
  • Demonstrated experience scheduling staff and coordinating work across multiple shifts and multiple locations.
  • Demonstrated experience training personnel and inspecting work efforts in the field.
  • Demonstrated experience in supervising personnel, to include hiring, personnel evaluations, discipline, team development and professional skill development.
  • Demonstrated experience developing positive relationships with peers, campus partners and staff.
  • Demonstrated experience working to clean and maintain restrooms, office space, and common space.
  • Demonstrated commitment to promoting and enhancing diversity.
  • Ability to manage multiple priorities and time lines within an environment with frequent interruptions. Ability to adapt to changing priorities and service levels based on staffing capacity.
  • Physical ability to perform work.
  • Interacts with department staff and partners daily and requires good oral and written communication skills
  • A demonstrable commitment to promoting and enhancing diversity.


This position is designated as a critical or security-sensitive position; therefore, the incumbent must successfully complete a criminal history check and be determined to be position qualified as per University Standard: 05-010 et seq. Incumbents are required to self-report convictions and those in youth programs may have additional criminal history checks every 24 months.
This position requires driving a university vehicle or a personal vehicle on behalf of the university; therefore, the incumbent must successfully complete a motor vehicle history check, possess and maintain a current, valid driver’s license in their state of residence, be determined to be position qualified and self-report convictions as per University Policy 05-030.
Preferred (Special) Qualifications
  • Demonstrated experience working in an educational setting to include colleges universities, or K-12 campuses.
  • Demonstrated experience in cleaning and maintaining hard-surface floors including tile, wood, concrete, and marmoleum.
  • Demonstrated experience in maintaining carpeted floor surfaces.
  • Experience working in historic buildings, classrooms, residential facilities or locations with unique demands for specific levels of cleaning and maintenance.
  • Familiarity with Association of Physical Plant Administrators cleaning standards. Demonstrated experience establishing a cleaning standard.
  • Experience with Microsoft Outlook and Microsoft Office suite.
Working Conditions / Work Schedule
  • During the academic year this position works a typical 8-5 schedule with some evenings and weekends.
  • Evening and weekend work can be expected during the summer as well as during large transition periods between academic terms.
  • In addition, this position serves in an on-call rotation throughout the year.
  • This position is deemed essential and the incumbent is expected to contact his/her supervisor (or Person In Charge) by phone during inclement weather, emergency and other University work curtailments or closures to determine if she/he must report to work.
