The salary offer to the successful candidate will be based on job-related education, training, and experience. SUMMARY: This position has the overall responsibility of managing and overseeing all systems, processes, maintenance and staff in the engineering department at the Grand Lodge on Peak 7. In addition to leading the engineering team and managing staff following proper operating procedures this position also works closely with the Engineering Assistant Manager and the Chief Engineering Tech to proactively anticipate the needs of the property and department and to ensure the department and the resort run as efficiently as possible. This position also ensures maintenance is completed promptly and accurately by regularly inspecting work and holding staff accountable. Additional duties include assisting with HOA communications, developing and maintaining the department budget, providing input for the HOA and Reserve budgets, developing capital improvement plans, and closely monitoring department expenses and purchases.


ESSENTIAL DUTIES AND RESPONSIBILITIES: Including but not limited to:

Manage all engineering staff and follow the Results Leadership operating procedures when recruiting, hiring, training, retaining, coaching, developing, reviewing, scheduling, disciplining and terminating staff. Provide guidance and support and be a team leader

Oversee and ensure staff training is thorough, occurring on a regular basis and conducted in a manner that drives results and ensures consistent staff knowledge and performance. Assist with staff training as needed.

Train the engineering managers on leadership skills, ways to keep the staff motivated and business acumen, when applicable.

Delegate daily work tasks and projects. Assign tasks to appropriate staff members based on skill level. Regularly inspect the completed work of all engineering staff to ensure quality control and productivity. Hold staff accountable.

Work with staff to resolve issues, always giving consideration to what the guest or owner deems appropriate. Handle any guest or owner that the staff is unable to assist. Consult with department managers on issues, as needed.

Perform staff evaluations and coaching meetings. Provide feedback and coach employees on ways to improve their performances and establish goals.

Follow up with employees to evaluate progress and ensure improvement.

Respond to staff questions and inquiries pertaining to resort policies and services.

Establish, communicate and reinforce Company policies, procedures and standards with the staff.

Monitor staff performance and measurable results, and manage to individual performance.

Keep accurate staff performance records to ensure job performance accountability. Handle and track all staff tardiness, sick days and absenteeism.

Work closely with the Assistant Engineering Manager and the Chief Engineering Tech to proactively anticipate the needs of the property and the department. Collaborate to create and implement systems and processes that help the department run as efficiently as possible.

Manage and oversee all department systems and processes and provide assistance as needed.

Ensure a thorough preventative maintenance schedule is set up and tasks are completed in a timely manner. Ensure amenities and units are ready on time and in excellent condition. Ensure adequate tracking systems are in place for engineering supplies, tools and inventory.

Work closely with outside contractors on larger on-property projects. Maintain excellent communications with other departments when on-property projects are being planned and executed.

Assist with obtaining quotes and bids, cost comparisons and placing orders for larger projects as needed. Ensure lowest pricing is always negotiated and obtained. Help verify deliveries are received. Establish and maintain vendor relationships and act as a liaison between vendors.

Ensure work spaces and storage areas are safe, organized, and clean. Ensure proper and sustainable disposal of all refuse.

Participate in boiler, elevator, fire and insurance inspections as needed.

Be a first responder to all fire alarm incidents, fire alarm notifications and building evacuations.

Analyze operation reports, surveys, and records and make recommendations or take action based on information.

Be available to assist with HOA communications and/or attend HOA meetings when needed.

Evaluate, take action and close the loop on all feedback. Meet NPS goals. Ensure all Owner Surveys are responded to.

Utilize technology often to work smart, gain efficiencies and effectively communicate and organize.

Closely monitor department expenses and purchases. Review and approve all invoices and purchases to ensure accuracy, utilizing the company software. Perform monthly financial and production cost analyses.

Develop and maintain fiscal year budget and be able to explain any variances.

Develop, update, and execute reserve studies and capital improvement plans.

Maintain records of completed projects and warranty information.

Handle timesheet corrections, time off approvals and the proper review and approval of bi-weekly staff timesheets by HR deadline.

Handle all employee accidents, injuries and worker compensation claims, notify Human Resources and complete appropriate documentation.

Complete a variety of administrative duties such as developing and editing training materials and procedures, creating or updating job descriptions, creating and updating all staffing and project schedules, and completing forms for Human Resources.

Ensure the Safety Data Sheet binder is well maintained and up to date.

Work closely with department managers and executive/vice president team, fostering open communications and collaboration.

Foster strong cross department communication and synergy.

Communicate pertinent information to staff regarding home department, safety and company related information and changes.

Wear personal protective equipment (PPE) and ensure staff does too, following OSHA guidelines, for specific job tasks which require safety protection as outlined by the Engineering Leadership Team.

Uphold and ensure all staff upholds the Hospitality Standards, Company Culture and Department Core Standards and observe all Company policies and procedures.

Be the “End of the Line” and resolve every situation inherited, not passing it along, whenever possible.

Follow up on any situation that is not fully resolved at the time of the initial request.

Strive to close the loop (alleviate or eliminate issues) on any situations that cannot be fully resolved.

Respond promptly to all email and voicemail correspondence.

Maintain a positive working relationship with all contacts, always being helpful and courteous.

Wear proper uniform and name badge and adhere to Company appearance standards at all times.

Attend, support, develop and/or conduct company training sessions and department meetings. Attend outside training sessions as needed. Organize staff parties and events, and one Listening Session each year.

EDUCATION / EXPERIENCE: Minimum two-year college or tech school degree; minimum of three years’ related experience or combination of five years’ education & experience. Experience with HVAC & mechanical systems, hand & power tools, carpentry & pool & hot tub chemistry preferred.

COMPUTER EXPERIENCE: Must be proficient in Microsoft Office programs (Word, Excel, Outlook, PowerPoint) with minimum of one-year use of these programs. Ability to operate office equipment (copier, fax, scanner, phone, calculator). Ability to operate a personal computer and accurately record time worked, in the correct department, using the Company time keeping system. Ability to utilize appropriate programs using a mobile device. Must be familiar with navigating on the internet and possess the ability to do research on it. Ability to type by touch preferred.

CERTIFICATIONS and/or LICENSES: Must possess a valid US driver license and an acceptable driving record. Must obtain Certified Pool Operator (CPO) license within one year of accepting position.

SUPERVISORY EXPERIENCE: Previous supervisory experience preferred. This position supervises up to 14 direct reports.

LANGUAGE ABILITY: Ability to speak, read, write and interpret in English.
