Maintenance Manager

CBRE’s Global Workplace Solutions organization is looking for a skilled and hardworking Maintenance Manager (MM) to join our growing team as we work to power one of the world’s largest online retailers.

About the Role

The purpose of this position is to handle multiple internal and external functions of material handling operations and maintenance a fulfillment center site, and to ensure a safe working environment.

The MM serves as the reliability and maintenance engineering leader and partners directly with the client general manager and senior operations staff to deliver best-in-class maintenance. They are deeply involved in the execution of the preventive maintenance process, monitoring compliance to the critical metrics daily, and they guide the CBRE team to provide immediate solutions to any equipment downtime that may occur.

Responsibilities

Maintains a safety-first culture in which CBRE employees return home in the same condition in which they reported to work.

Provides subject matter expertise to employees involved in the maintenance of miles of high-speed conveyance and robotic product movement systems.

Provides coaching and mentoring to all employees on the proper execution of CBRE’s preventive maintenance strategies, including completing PM and PDM tasks daily, while documenting all corrective work required to maintain a sophisticated conveyance system.

Reviews all maintenance-related metrics daily. Directs the local team to meet these targets as well as support the operations team in any maintenance issues that occur.

Responsible for the execution of the maintenance-related budget for the fulfillment center. This includes meeting overtime requirements, part stores monthly cost targets, and all expenses related to site projects

Supervisory responsibilities

Provides formal supervision to individual employees within single functional or operational area. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for all employees to next level management for review and approval. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company's values.


Qualifications

Bachelor's (BA/BS) degree in a technical field (Industrial, Electrical, Mechanical, Civil) required.

Minimum of 5+ years demonstrated ability leading and coaching employee performance in a manufacturing environment, required. Must include experience in supervising hourly and salary employees.

2+ years working directly with the maintenance and upkeep of manufacturing equipment required.

Background in packaging automation, distribution processes, mechanical systems involving power transmission through gearboxes and belts, and an understanding of control systems is a plus.

Ability to comprehend, analyze, and interpret the most complex business documents. Ability to respond to critical issues. Ability to write reports, manuals, speeches and articles using distinctive style. Ability to make effective and persuasive presentations on topics to employees, clients, top management and/or public groups. Ability to motivate and negotiate with key employees, top management, and client groups to take desired action.

Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

Ability to address problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with shown experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

Ability to work and lead employees in a safe and efficient manner.

Ability to read and interpret drawings, blueprints, and/or schematics.

Knowledge of materials, methods, and tools used to perform maintenance and repair of manufacturing equipment.

Understanding of predictive maintenance technologies such as thermography, vibration analysis, and air borne ultra-sound.

Knowledge of using maintenance systems to achieve equipment maintenance.

Must demonstrate leadership and good judgment in making decisions.

Must have an understanding of repairs and preventive/predictive maintenance on electrical and mechanical equipment.

Must have the flexibility to work all shifts, including holidays and weekends, as demanded by the job.

Maintain positive customer and employee relations.

Scope of responsibility

Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve general results. Responsible for setting department targets. Errors in judgment may cause long-term impact to co-workers, supervisor, department and/or line of business.

Safety

Responsible for personal safety and the safety of those who are affected by your work. This includes but is not limited to:

  • Follow all activity policies and procedures, including all Health and Safety related requirements at all times, including completing all required trainings.

  • Only operate warehouse equipment and machinery (e.g. pallet jacks, manlifts, etc.) if properly trained, qualified and authorized to do so.

As a supervisor:

While adhering to all Health and Safety requirements established for CBRE employees, supervisors and managers are required to:

  • Provide sufficient distraction-free time for employees to finish the required Health and Safety training, and support the training program implicitly.
  • Investigate and resolve (if possible) all reported unsafe conditions/acts, and communicate results back to the affected team members.
  • Support stop work authority when it is exercised in good faith.
  • Communicate any and all potential workplace hazards and workplace procedures appropriately.
