Job Description

The Branch Manager for Oahu Rental Operations reports directly to the Principal Broker to provide management and supervision oversite, on behalf of the Principal Broker, for the Oahu rental operations, subject to the Principal Broker’s policies and procedures.

Job Duties and Responsibilities


  • Manage local Leasing Director, Accounting Department, and other administrative staff.
  • Lead all aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, rent collection, maintenance work orders, security deposit refunds and evictions. Work with owners and tenants on monthly lease renewals.
  • Organize and establish appropriate training and mentoring programs for the Oahu based rental team. Also includes supervisory oversite to ensure that each agent meets the required biennial 20 hours of continuing education and timely renewal of all brokerage licenses.
  • Business Development focus, aimed at increasing doors managed, and maintaining existing ownership relationships.
  • Reviewing, signing and/or initialing all rental leases, owner management agreements, listing agreements and sale contracts. Initials by the BIC signify that the agreements are in keeping with all brokerage policies and procedures, as well as, meeting the compliance requirements of Hawaii State Real Estate Laws, Regulations and Rules.
  • Responsible for the client trust accounts, disbursements from those accounts, and the brokerage accounting practices for the Oahu Branch.
  • Assisting the Principal Broker with general monitoring and oversite of the Oahu based rental property records, contracts and documents electronically held in the Oahu rental department database.
  • Reporting monthly to the Principal Broker the current status of residential rentals to

include the total number of individual rentals, loss and gains.

  • Provide outstanding management and customer service for long-term Rental Portfolio, Owners, and Tenants.
  • Work closely with accounting team and corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, tax questions and processing security deposits.
  • Ability to meet deadlines and the ability to multi-task projects in a fast pace environment.
  • Manage 77 Stall Parking Structure (main contact for stall tenants), to include rental agreement preparation and occupancy spreadsheet to the towing company on a monthly basis.
  • Some inter-island and mainland travel required.

Requirements

Knowledge and Skills


  • Friendly and strong interpersonal and communication skills, with Aloha.
  • Strong ability to investigate and research accounting and financial discrepancies.
  • Self-motivated, self-starter and self-directed.
  • Ability to provide outstanding client services for tenants, guests, and homeowners.
  • Marketing and Business Development skills with knowledge of Honolulu and surrounding areas
  • Knowledge of Kailua-Kona market helpful
  • AppFolio experience preferred.

Education and Experience


  • College Degree Preferred but not required
  • 2+ years of leadership and people management skills
  • 3-5+ years real estate and property management experience
  • Active Hawaii Broker’s License or Sales License with ability to obtain broker’s license
  • Broker in Charge Oahu required w/in 3 months.
