Assistant Maintenance Supervisor

COMPANY

Our company manages multi-family properties throughout the Dallas-Fort Worth Metroplex. We are committed to providing high-quality living spaces for our residents.

OPPORTUNITY

We are currently seeking an Assistant Maintenance Supervisor to join our team. The Assistant Maintenance Supervisor will work closely with the Maintenance Supervisor to ensure that all maintenance requests are completed in a timely and efficient manner and that all common areas and resident units are kept in excellent condition.

KEY RESPONSIBILITIES

The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. The successful candidate will be able to demonstrate core competencies in the following areas:

? Oversee and manage maintenance operations for multiple multi-family properties.

? Supervise and provide guidance to a team of maintenance technicians.

? Ensure all maintenance tasks are completed on time and to a high standard.

? Develop and implement preventive maintenance plans to ensure the properties are well-maintained.

? Manage and monitor work orders to ensure timely completion.

? Ensure compliance with safety and environmental regulations.

? Communicate with residents to ensure their maintenance needs are addressed in a timely and satisfactory manner.

? Maintain positive relationships with vendors and contractors to ensure quality work and competitive pricing.

? Ensure all maintenance records and documentation are accurate and up to date.

? Manage maintenance budgets and expenses.

? Participate in on-call rotation for emergency maintenance requests.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. ? High school diploma or equivalent required.

? 3+ years of experience in multi-family maintenance, with at least 1 year in a supervisory role.

? Experience in HVAC, plumbing, electrical, and appliance repair.

? Knowledge of OSHA and EPA regulations.

? Strong organizational and problem-solving skills.

? Ability to work well under pressure and manage multiple tasks simultaneously.

? Excellent communication and customer service skills.

? Ability to work independently and as part of a team.

? Must have a valid driver's license and reliable transportation.

EDUCATION and EXPERIENCE

? High school diploma or equivalent required.

? Trade school certification or equivalent experience in HVAC, plumbing, electrical, or appliance repair preferred.

? Experience in multi-family maintenance, with at least 1 year in a supervisory role.

OTHER SKILLS and/or ABILITIES

? Proficient in Microsoft Office Suite.

? Ability to use maintenance management software.

? Ability to lift up to 50 pounds and climb stairs and ladders.

? Ability to work flexible hours, including weekends and evenings.

? Excellent time management and prioritization skills.
