Seeking an on-site resident manager to assist in taking care of a 32-unit apartment complex.

Property Description:

The Sunset Apartments is a 32-unit complex with 8 individual 4-plex buildings. The apartments are located close to the University of South Dakota. The units are all 2 bedrooms with open floor plan between the kitchen and large living area. Many of the units have 2 bathrooms and private decks on the second floor. The buildings are close to amenities such as the Walmart super center and Hi-Vee grocery store. The buildings are in a quiet part of town walking distance to Barstow Park.

We are currently looking for a Resident Manager to live on-site at the complex and help take care of the complex as a resident manager. The position receives compensation of $900 per month applied as a discount on rent for a free apartment in exchange for 15 hours of work per week, 60 hours per month at $15 per hour. Currently, the apartments rent of $800 per month. Additional hours can also be worked beyond the 60 hours per month to increase the monthly salary at this complex and at other locations.

The position requires that the person has a mix of management skills and handy person skills. The following are the required duties:

- Repairs: The Resident Manager will perform light to medium repairs in the units and around the complex, as well as making repairs and coordinating unit improvements during turnovers. Changing Light bulbs, smoke detector installs etc.

- Janitorial: The entire complex will need to be kept clean, hallways, mail areas, laundry rooms, parking lots, assist with snow issues, property grounds need to be kept clear of trash and should be cleaned daily. Trash and Recycling: to be kept clean and tidy. Administer recycling for the complex. Administer pet clean up and enforcement.

- Leasing: When there are vacancies in the building, the Resident Manager will help the off-site Leasing Agent to show apartments to prospective renters. This will include fielding phone calls and emails, showing apartments as needed and taking applications.

- Handle After Hours Emergencies: In the event of an emergency, the Resident Manager will contact the appropriate vendor and be available to let the person in the affected unit(s). Meet with Utilities for Installs: Facilitate access for gas and electric, internet, Cable, etc as needed. –

- Tenant Relations: The resident manager will be responsible for helping deal with resident disputes and complaints, noise issues and be the first line of defense for resolutions. Deliver Notices and communication: 24 hour notices posted on doors as needed.

- Report safety and other issues to the property manager and assist in getting issues resolved in a timely manner. Other duties as requested.

Applicants should have the following skills/traits:

 Minimum 1 year experience as a resident manager.

 Minimum 2 years of Maintenance and repairs

 No Criminal Background, no evictions, no drug or alcohol problems.

 Ability to communicate via phone or email during normal business hours.

 Is generally at home or close by during the day and evenings and weekends.

 Likes to interact with their community.

 Must maintain a cell phone, computer and printer, and be email savvy.

 Move in funds equal to first months rent and security deposit.
